Browse Forums Building A New House 1 Apr 25, 2011 1:24 pm We are getting ready to embark on our first ever build. What a learning experience it has been so far (and I'm sure it will continue to be for a while yet)! We are building the Kenthurst in a suburb that is about 10 years old - so we have existing houses all around us. We have made several modifications to the place and require the house to be built onto 3 platforms as a result of the fall of our land. Re: My first ever build - Clarendon Kenthurst!! 3Apr 25, 2011 5:46 pm We were going to put in a restored cast iron clawfoot bath tub... but have since changed our minds as the tub we have is a little smaller than we would like - only 5ft. So the original bath will go back in. I will find a facade pic for you this evening. Re: My first ever build - Clarendon Kenthurst!! 6Apr 26, 2011 8:45 pm Thanks! I am a little bit anxious of how it will look as we have a lot of cutting and stepping and removal of spoil to do. The garage door heights have been increased as they will have a bigger than normal wall - they will have about 10 ft ceilings inside. The front porch will also have about 4 steps up to it. We have also increased the width of the front bedroom window as the room has been widened. I hope it won't all look stupid. I am having a hard time visualising it. I wish I was good with photoshop or drawing so I could whack up an 'artists impression'. Any clever people out there have the know how to do this or know of any software that can help me? I have put my plan below. What stage are you at? Our plans have gone to our developers and we are just waiting for approval before going to council. We have also chosen the Gallery facade. Our colours are: - Brick - Cement by PGH - Roof - Ebony by Boral - Windows - Pottery Satin - Fascia - Evening Haze - Gutter - Monument - Garage Door - Caoba ( Wood look) - Feature Acrylic Bag and Paint - Manhattan I will keep a keen eye on your project to see how you are going as I have been learning a lot during this process. Great plan...very interesting to compare notes and see what changes come from the orginal plan the builder puts out! Such lovely open living space! Personally, if I were you I'd rethink a couple of things about your plan (I don't want to get any noses out of joint though so I'm sorry if my comments are not wanted and I don't know if it's too late): *Main bathroom....a glass shower door opening on to the entry door? Where does your bath mat go...what about slipperyness when you enter the bathroom, never mind if kids are involved and doors get slammed into each other. I have 2 little ones and can just forsee accidents like that as they get older. * Bed2 - if you had sliding doors you would save a lot of space... not sure if theres a reason you chose hinged doors or not. *We managed to get a sliding laundry door as per Kenthurst at Pitt Town...they tried to tell us there wasn't enough space but after pointing out their showroom had it we were able to get it... easier to get in and out with a laundry basket (speaking of which - where is your line going)? * for your grand alfresco - why don't you consider having 2 double panelled sliding doors that meet in the middle. I am not sure if I'm reading your plan correctly but are the two doors opening in opposite directions with a wall in between? *this may nt bug you but it irritated us - is it worth shrinking your ensutie slightly to make your WIR bigger so the bedroom entry door does not open onto the opening to get into WIR? We also put sliders on our WIR entry (although it's via the ensuite) * last thing... we got a powerpoint on our island bench after reconfiguring drawers. It may be something you're interested in. The kitchen guys is building the same house as us so he will know what you're talking about if you mention me and want to see how we did it. We are building very close to you - in Rouse Hill. We can now stalk in person...lol. If you're interested I will give you my address (although nothing is happening yet!) We have just gone to council. No news to report otherwise. We have done a lot of our internal colour selections though and done a bit of kitchen and laundry remodelling too. DR Matt - thanks! we are 21w x 28.66 deep. The wardrobe in Bed 2 and the doors on the alfresco. Will have to have a thing about the others, am thinking a trip to Pitt Town sounds like a good idea tomorrow. I have already decided to get a door on the WIR and a sliding door on here and on the laundry def sounds good. I am hoping to go to council in the next few weeks and get my internal colours done. Had a look at your blog and all looks good. That is my next project so will have to see how I go. It will be interesting to hear how your experience with Blacktown Council goes - we are with Baulkham Hills. Did you decide to use the landscape plan provided by the builder or did you submit your own? Have you had much time to think about your internal colours? What have you chosen? I am still at a loss - the only thing I've chosen was the round basins and bath for the bathroom and my kitchen colours. Still working out tiles for wet areas etc. the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6711 The two 15mm holes are obviously not compliant.
