The build has been a long time coming, we signed with NBG two years ago and were so disgusted with the service, we pulled out but after looking for a year for something else to build we went back and signed up again, but the plans now are quite different. The room opposite the rumpus is the husbands Home Theatre. The only other thing we did was make the toilet bigger in the upstairs bathroom to accommodate a kids toilet as well as the normal sized one. The ante room also only has a sink and not a stove as per the diag, idea being I want to have alot of appliances out all the time but not seen, needed a sink to keep area clean. the main sink is also mounted under the bench. How far into the process are you? We're also building with NBG (Boulevard) and we made quite a few changes to our house plan too- its taken us a year to get to almost building permit stage! Although lengthy, it was a thorough process and our CSRep was fantastic. We've just begun dealing with our builders Citiwest homes, hopefully it's a good relationship and smooth sailing Look forward to following your build Mandi Re: Building NBG Buckingham 46 in rural victoria 8Apr 28, 2011 6:35 am We signed in July 2010, and had the planning permit in August, Building permit in September, but then it took forever for the builder to start, the Slab wasnt done until March 2011 Here is where we are at now. The house is full brick, boral wintergold. the roof is flat roof tiles, Sambucca, with Monument Guttering and fascia, the downpipes are surfmist (white), windows are also black. The piers on the verandah are actually finished now. We are waiting for the steel supports to be installed now. What stage are you at. The guys at manbuilt are very nice and easy to get in contact with, but it took ages for them to get started. The building permit etc was done very quickly but I really think they had issues with local contractors so use the Melbourne crew, so it takes time. Our building permit got issued in September but they didnt do the slab until March. I really have not had a meeting with them either, they never initiated a site meeting or anything like that. We live here and I work based from home so it would have been easy. But to date they have been good with fixing problems, like suppliers that wont deliver upto the site etc, all our frames got dumped at the bottom of the hill by the supplier and they wouldnt move them (claimed they couldnt get up the hill ) however when they ran out of space they drove up to drop off all the floor beams. Manbuilt got a crane in to move it, caused a weeks delay but they got it done. I have spoken with them a few times to ask about the progress of things, arrange variations etc and they always take my calls or if I am not there will ring back. They are definitely approachable. My land development was delayed and only settled on 30th March 2011. They have applied for the building permit and are waiting for that to be issued. I seem to be the only home that they are building in the area and am finding for that reason I need to provide them with additional information (ie do I need a septic, rainwater tank, name of council, local water authority etc) as they are not familiar with the area. I am trying to assist them as much as I can by providing contact names and numbers where they need to use a local contractor (ie for the site cut). I was told before Easter than work should commence during May, but I suppose it will depend on the availability of the local contractors. I am glad that they were more than willing to assist with the relocation of frames etc and got onto it fairly quickly. I think our place was the first they build on a rural block where things like water tanks etc were required. We actually installed the tank ourselves, we also had issues with them finding an excavator to do the dig out for the shed and veranda, we ended up organising it ourselves and got some money back from Manbuilt for it, as it was only half a days work and we needed to get culverts dug out so could use them the whole day. They got the septics approved etc for us as well, I ended up meeting the council onsite to do the health inspections etc. They are good to deal with, and I think if you are not in a great hurry you will get a good quality home built. Alan the owner even helped my husband with the concreting around the pool, as it was poured on they day they came up to supervise the excavator, so he jumped in and helped them level it all out The old builder NBG used in the area was a real shonkster and we would have all ended up with unfinished houses. I guess you would have been limited like us in that not alot of people were prepared to build up here. They build in Broadford but not the couple of kms we are from town. PS they got my building permit through in 1 week. The block is 18m x 40m and has all town services (ie natural gas, town water, power, sewerage etc). I am glad to hear that you have positive feedback on what they are like. I have had no issues yet, but looking forward to the build starting. I had heard that one of the previous builders for NBG that did build in the area went bust. I am hoping they can start next month as then the home will be finished by Christmas. The contract has 205 days build time. Was going to have white but decided to be practical given its a farm and winter its mud every where, the chances of them staying clean were none. Tile is in two sizes 456 x 456 for the larger areas and 300 x 200 for the smaller rooms, both in the same colour. The walls are all white. The kitchen/bathroom cupboards are the emporite finish ie gloss paint, in black, benches, vanity tops etc are silestone in Tornado, we have a feature wall in the home theatre which is night sky (black ) for the screen, and a couple elsewhere which are ironstone. The walls are all 9ft. We have pebble feature tiles in the bathroom, ensuites etc. The bricks are Boral Wintergold (all the other buildings on the property or white colourbond, so we wanted a relatively white house with a rustic look to it.) Box Red splashback in the kitchen, that goes above the sink and near the stove, and in the ante. The roof are horizon flat roof tiles in Sambucca, with Monument guttering and fascias, the downpipes are surfmist. The carpet we have is also a dark grey. The staircase is stained hardwood with wood rails and the wrought iron pole things. We have wooden glass doors in the hallway and the living/dining. Wanted to block that area off to better heat and cool and not lose the views out the front from the kitchen. Black windows frames and momument garage doors. front doors are double Hume with the rose stained glass. the only place I didnt get stone benches was the laundry and they are the light grey laminate. No action on site this week waiting for the delivery of the steel on Thursday. I hope they get into it next week as the week after its supposed to pour with rain the whole week. Some of the beams were massive, a few parts of the wood frame was removed and replaced with steel supports. The whole upper story is going to be brick as we didnt want cladding anywhere. The biggest pieces had to support the upper story in the garage as we didnt want piers in the middle of the garage bays. They had to do the brickwork around the verandah/alfresco so that they could put the top floor on. They have not been here for a few days but the carpenters have been working on the floor. The floor boards got delivered today. Things are moving very very slowly but at least they are moving. When they put boundaries into SIX Maps from these plans, there are various reasons that these often do… 1 2023 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4494 Depends how much direct sun it gets. Is there any shading (eaves or trees)? If the sun hits a window directly it doesn't matter too much if it's double or single… 1 12662 |
