Browse Forums Building A New House Re: NBG Buckingham 46 in rural vic - tiling has started 401Oct 16, 2012 6:41 am Have not been told yet but am not surprised. On today's list is now finding a locksmith to get someone lined up ready to change locks. Building warranty insurance says that you must take reasonable steps to prevent theft by tradies trying to remove items in lieu of payment. I didn't know about the lock thing thanks building west I will add that to my list of jobs to do as well. Are you close to finishing? Re: NBG Buckingham 46 in rural vic - tiling has started 403Oct 16, 2012 6:55 am The other grey area is the insurance on the build. It would have been covered on builders insurance policy and may be no longer valid. I really don't know but something I need to investigate further today. The builders have not told me anything but they did offer me an option of handover for half of the final payment. However they would not tell me what would be fixed prior to handover. It could easily be finished in one or two weeks. How far are you along now? But I still don't have heating cooling another coat of paint electrical not finished alot has been installed but nothing connected no plumbing has been done for fit off and then all carpets and flooring haven't been done either I think if we could get a decent tradespeople in ous would be finished in a month. Now we will just have to wait. So I'm assuming that they won't be fixing any of the faults with your home unless there made to by the building commission Is equine nearly finished? Re: NBG Buckingham 46 in rural vic - tiling has started 406Oct 16, 2012 7:19 am Equine paid fixing stage about a week ago too. My defects and house will now be finished off by building insurance. I have an idea they were trying to get people to the fixing stage as that is a big payment. I have heating (although no power point in roof space for it), carpet, hot water service onsite but not installed. Some tiles missing under mirror in bathroom and quite a few defects. Very close to finished. Once you deduct the penalties from the final payment you do not have enough money to finish off the house. So we will have to go via building insurance. My final payment is about $23,000 but they owe me $9,250 in penalties so far... Just need to start getting things ready. Including our fixing, its a hard one, because if you read the description of fixing they only have to do really basic stuff, and painting etc are not on it so they got away with issuing the invoice without alot of the work being done. I really wish I had discovered the benchtops were incorrect before I paid as they would not have received our payment without fixing them. I hope they liquidate sooner rather than later so we can all get on with it. Might go and read some of the threads about the group that were building earlier in the year and their builder went bust to see how they got on with the insurance. I am not sure if they would even pay the penaties owned by the builder, they may just pay to complete the property. I am also concerned that the process will not be a short one. She told me To go to there website www.dvi.vmia.vic.gov Go to there home owners part and click on lodge a claim and download the form and get all your paperwork together so if and when they do file all the paperwork is in order to send to them Re: NBG Buckingham 46 in rural vic - tiling has started 413Oct 16, 2012 10:06 am They were supposed to be 30mm stone and they only put in 20mm stone with a 40mm edge. I think in the bathrooms we are going to have to live with it as they have tiled upto the stone and it would be hard to remove and I think there would also be a 10mm gap which would be difficult to fill up. The kitchen however is not in the same boat, so we can get that replaced. If you look at a photo of the stone where the kitchen sink cut out is you will notice that the stone is clearly 20mm and not 30mm. Easiest way to verify... I am going to get a quote from the stone place to get this work done and see how it pans out. we got the variation today to do the painting, and the painters start tomorrow, so at least we are getting somewhere. We already got a variation to do our septic tank and that is due to start next week just confirming with our plumber. We used the same painter manbult was going to use but we pay them directly. We are going to do the same for a number of the other jobs. Just means we have to come up with the money now rather than at the end of the job. Waterfall ends if you were to get them you would know as they are extras on a kitchen, the end of the island bench the stone goes down to the floor instead of finishing at the end of the bench. We don't have them that's why I didn't know what they were. It's good that manbuilt have handed over credits to you so you can continue on with work.
