Shouldn't we trust the Inspectors that are employed by the Builders? Any opinions or experience out there? My reasons for deciding to use a building inspector are: - I have no building knowledge, would not understand if there were problems with the frame, if things did not meet building standards - I have no friends or relatives with the building knowledge that I could ask instead of using an inspector - Considering the cost of the home, the expense of an inspection is not great in the overall budget to build a home - I would prefer to know if there were issues with the house at an earlier stage when it could be easily corrected rather than finding issues down the track after warranty has expired It depends on how many inspections the builders actually do (and how detailed they check). Quite often the builders will not give you a copy of the reports so you have no idea if they have picked anything up or how detailed the check was. As BW said, usually independent inspections are done on frame, pre-plaster and final - though you can always go for more if you're not too trusting of the works carried out, or if you're a bit iffy about some workmanship issues. The builders assure you that their inspectors are independent, but I personally wouldn't be trusting that they'd pick out -every- small minor detail. Nevertheless, you can always ask the builder to give you a copy of all inspections completed (and all the paperwork associated with the building of the house - you have a right to a copy of these papers as well).
