Browse Forums Building A New House 1 Apr 23, 2011 12:19 pm Hi All, Been searching through the forums for quite some time now, Theres some good info out there from all the avid posters, and sure has been a good help to us Thought it time to share our own build thread. We chose to go With Henley Properties, always loved their feel, use of space and also their practicality. We decided to use a plan that had no display, we didn't really have an issue with this as, i'm sure some of you would agree, you kinda get a feel after a years worth of visiting displays So Far :~ We've chosen all, signed all, payed what we had to etc etc... We have demolished our home of 12 years In a rental ( just round the corner ) Had the block Cut, scraped and levelled Got some dates in the other day and the slab is due for pouring in approx 3weeks time ( weather permitting ) see our Floor plan :~ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We've made quite a few changes to the Standard Floor plan. * Widened Garage opening * Added a rear access roller door to Garage * Added a Door from Garage to House * Changed Study to a garage entrance/Mud room . sacrificed some space here to make a descent Butlers pantry. * Added walls to Living area * Added doorway from entrance to kitchen/family * Totally changed the Kitchen, 40mm stone, L shape etc. * Added an extended Alfresco are ( this used to be a grand Rumpus * Added full length windows to family are to Porch ( not being used as aporch as we have the Grand alresco) There you go folks, hope you enjoy having a look, please pop in anytime and say G'day... Couldn't get in to see you plans though...would love to have a peep at them. Mee2 Re: Henley Starting build soon 4Apr 23, 2011 4:49 pm Got it! Hey, your design is very similar to the Talise (difference is mainly one extra bedroom). I love the simple but practical layout plans and more importantly, efficient use of space. The living room and dining opening into the alfresco is absolutely brilliant too! Did you make any major changes to the basic plans; add-ons etc? I am going to make a few changes to my basic plans: 1. I need to flip the plans around as the parklands are at the back and right of the house 2. Adding on an extra store room ( I need LOTS of storage space ) thus compromising on the size of my WIR in master 3. Adding a powder room; the original common toilet and bathroom will then become another ensuite I haven't got the final drawings as yet but will surely post them on once they are finalised. It is similar.. isn't it? , ah the Talise... nice choice i always liked the Talise, again no display though?? we haven't got the length on our block for the Talise, we wanted to use up the width,we actually signed up for the Monterey!!. We have just under 3mtrs left at the RHS of our block as the garage is on the boundary.. We also wanted a separate dining room. The biggest change we made was the "Grand Alfresco" this would have been an upgrade to a Grand rumpus but we don't need that but we wanted a nice big outdoor area. that change cost us just under 5k ,a bargain and very worthwhile we will spend most of our time out there.. Other change was to the study, we made it into an entrance from the Garage.. we sacrificed room here for a nice big pantry.. We spent a fair bit on the Kitchen as well.. all worth it though.. Ours was from the esprit range so we added brickwork above all the windows AND garage, the Talise is Clendonvale so you don't have to worry about that, i think that is standard.. The WIR is HUGE, Massive even.... Are you guys doing the Q1 Or the Q2? Thanks G Ger Re: Henley Starting build soon 6Apr 23, 2011 5:59 pm Hi G, I going for the Q2: absolutely building to the max already No regrets as my entire family are definitely not born green fingers I combed thru all the big boys builders and came up with Talise that fits like a glove on my building envelope. Downside as you mentioned is there are no displays to have a nosey and pick up any major boo-boos. However, after pondering the situation, I think I have seen enough houses to "image" how it would turn out and decided to take a chance on it. Keeping fingers AND toes crossed here Wow, you seem to have made some pretty major changes to the origin plans. Did this rob you of an arm and a leg? I'm guessing I will end up with something close to 300k to shift in with all the whole works done up.
