I will take Friday off work and lodge them myself if I have to. They will be lodged this week Progress Re: Gogo's build-Land is registered!! 264Sep 28, 2011 6:08 pm Congrats on your DD's success and for land settlement! What an awesome week you must be having Re: Gogo's build-Land is registered!! 265Sep 28, 2011 6:10 pm awesome!! how long are you expecting for Council? Our Council approval took 8 months SunshineT's Build: viewtopic.php?f=31&t=34585 Designs start: 4/12/09 DA: 5/7/11 Demo: 22/12/11 Slab: 24/2/12 Keys: 31/8/12 Re: Gogo's build-Land is registered!! 266Sep 28, 2011 7:56 pm Thanks Peas, has been a good week so far, will be topped off with a long weekend in the Hunter Valley doing a little wine tsating T, generally it only takes 6 weeks for approval, as long as there are no issues, so out of council mid November hopefully Re: Gogo's build-Land is registered!! 267Sep 28, 2011 7:59 pm Cool. Hey, we are going out to Zen 10am, Sat 8 Oct. You keen? But also need to sit with them to talk about some other details (like demo, construction plans, payment schedule etc.). How about you book in for 11am? Then we can just casually suggest we hang out in the display room when u arrive!! Is it after Council approval or during? Btheway, enjoy your awesome long weekend!! Re: Gogo's build-Land is registered!! 271Sep 28, 2011 9:46 pm Willcres,There is nothing to submit to Sydney water Sydney water approval is part of the development Will talk to Andrew about the Saturday Sunshine, but might be the way to go Bit annoyed at the moment with Andrew, asked on Thursday if we could change a window to see what it looked like, still waiting.... I have now sent an email saying dont worry, I am not going to let the window delay us submitting plans Re: Gogo's build-Land is registered!! 273Sep 29, 2011 12:50 pm Still annoyed, didn't receive updated drawing with different window after being assured would get it yesterday. AS I don't want any delays I have told them not to worry Anyway after asking when plans would be lodged, and a not very nice reply was told plans to be submitted tomorrow, they better be after I ran around yesterday to get letters from developer giving us approval to lodge Re: Gogo's build-Land is registered!! 274Sep 29, 2011 1:55 pm gogo65 Still annoyed, didn't receive updated drawing with different window after being assured would get it yesterday. Were all those plans (including BASIX etc.) ready? Maybe that is the reason for the delay... ps: as small as changing a window might seem, I expect it is has a lot of flow-on effects with changing plans. If they weren't charging you for the changes then it's a hard situation as it would still take someone time (and salary) to do all the work. I am just trying to cheer you up and say you probably did the right thing by dropping the change to the window. Masterton charges $1000 per variation for something even as small as this like changing a window. T, We already have basix and environmental impact study done, it was all done prior to us going away in June. It literally needs to be taken to council. I would have happily paid a variation fee if they asked for it, would prefer to pay and get things done how I want, anyway to late now, will have to live with it Re: Gogo's build-Land is registered!! 276Oct 02, 2011 12:38 pm Hey gogo - how was the Hunter Valley? And did you lodge with Council on Friday? It might be that you and I start building around the same time...? There is a 3 week shut down for Zen over Christmas (back 9 Jan). So we are aiming to start 9 Jan or soon thereafter. (So not waste rent for the 3 weeks during Christmas. We were thinking of trying for December thinking the slab needed time to 'cure'. But Andrew said it only needs about a week or so). These paperwork stages always take longer to get through it seems (after years on the Masterton thread that seemed to be the way for everyone). I am keen to get moving with our stuff, finalising selections, get the HIA contract (so I can read and then be ready to shoot it back signed the minute they give the ok. I hate how each stage takes so long and if the ball is in our park then we try to be as quick as possible). Andrew said we sign HIA contract after Council Construction Plans (which come after DA approval). So when we see them on Saturday hopefully we will talk all this through... Are you coming out on Saturday? agree, probably good to let Andrew know SunshineT's Build: viewtopic.php?f=31&t=34585 Designs start: 4/12/09 DA: 5/7/11 Demo: 22/12/11 Slab: 24/2/12 Keys: 31/8/12 Re: Gogo's build-Land is registered!! 277Oct 02, 2011 2:34 pm Mat tried to submit plans on Friday but due to the land being developed by a consortium of 3 council wouldnt accept a letter from the developer to lodge the plans, they want them from all three. Mat didn't tell me till late on Friday so there was nothing I could do so now I have to get a letter from the other two, mat said he was happy to go back on Tuesday and resubmit, hopefully the approval letter won't take long So close, was so disappointed, the agent knew and didn't tell us he is terrible to deal with... Hunter had been wet but nice, my DD is currently at the spa at peppers having a facial, massage, pedi. Oh to be spoilt Re: Gogo's build-Land is registered!! 278Oct 02, 2011 2:41 pm Your DD is a very lucky girl Oh my - your agent sounds REALLY slack. And incompetent. Wasn't he the guy who lodged the wrong docs a while back, and you had all that mix up with land registration? How very frustrating. Is yours the first development block or something? You would think he should know the process. Good luck getting the approval letter from the other 2 developers... I am just making a list of things we need to talk to the boys about on Saturday morning. I just want it to happen quickly. I am very impatient!!! SunshineT's Build: viewtopic.php?f=31&t=34585 Designs start: 4/12/09 DA: 5/7/11 Demo: 22/12/11 Slab: 24/2/12 Keys: 31/8/12 Re: Gogo's build-Land is registered!! 279Oct 04, 2011 12:46 pm Drama's again, why can't this be easy Letter from our solicitor on Friday (i only received it today because it went to my work email) The vendor now has added another clause in the contract giving them 6 weeks to settle instead of 14 days which means if we can't get the documentation from them to lodge plans then we could be delayed another 6 weeks Waiting to hear back from solicitor to ask if we can agree to the new terms on the condition they provide approval for us to lodge plans. Over it Re: Gogo's build-Land is registered!! 280Oct 04, 2011 2:27 pm Oh dear, that is very frustrating. These paper work stages are sooooooo frustrating. Each little turn it seems has something else pops up, or things to do (which you wish you knew about so you could get everything in train well ahead of time). I heard so many horror paperwork stories on other threads. If it makes you feel better, most people seem to go well in the build stage at least ... (except for Westminster... poor guys...). ps: You are dead right about sms with Andrew. That's how we are communicating with him now. We asked whether we would be able to see Construction Plans this Saturday but that won't be possible. Good luck your end. Let me know if the vendor agrees to your request. If they are being difficult, you could ask for "conditional approval". What I mean is, they might be reluctant to give the OK because legally they might need to wait till settlement, but often things happen before hand "on condition" that it all falls apart, or is refunded, or approval reneged etc. if certain things (such as settlement) is delayed or cancelled. Just thinking of what else you can do ...
