Just put my money down on a block which will be titled only in Oct/Nov this year (such a long wait... sigh) but I can feel the adrenaline starting to flow already! Thanks to those who have been so thoughtful in sharing their experiences with me (and I am sure I will need loads of that)...I too will post my own roller coaster ride through this incredible journey which leads me to my dream home! I have decided to build with H...Talise Q2 31.15sqs. Talise Q2 will sit perfectly on the land with minimal adjustments ( they have to take about 5 inches off my butler's pantry...sob,sob) due to setbacks. The land size is only 495sqm which left me with limited choice of designs. Also, I decided to go single storey partly due to the cost factor and also in anticipation of the aches and pains 20 years down the lane ! I will be making some alternate plan changes to the original design and I will attempt to recruit the help of my son to post my final plans here once they are finalised with H. I had a look at the Talise and it has a great outlook that would really suit your block. There are some beautiful red river gums in that part of the estate too. They're doing a nice job with the parks around the estate too and it won't be too long before Sandhurst Blvd extends through to McCormicks Road. Just a little note, maybe not a good idea to put in information in your posts that lets people work out your (future) address, such as lot number! Those things are better sent via PM and only if you know the person! We almost built with H too, I think it was the Wilshire but the sales person at the Lyndhurst dispaly was just NOT interested. Thanks for the good advice; taken and noted (I have amended my earlier post!) Too bad for H that they lost your building contract; I had a really nice chap in my prelim talks and was at good comfort level from the start. I did consider building with M too but could not find a good design to enjoy the full benefits of my block. You have a HUGE house and I love the looks of it; wished I had the land and budget for it but I guess I really need be level headed about this. I am super excited and can't wait for the land to be titiled! Have a great day, Paul. Looks like good job thus far by M I was scouring for feedbacks by home owners who had built with the big boys builders and I was devastated with the horror stories posted. After some thought, I guess it all boils down to having a good and responsible site supervisor (toss of a coin here!) Mee2 Re: ILove_Sandhurst 9Apr 21, 2011 2:30 pm You are absolutely correct Mee2. We found the admin side the most stressful; especially trying to get contracts and plans correct. Mind you, it wasn't any one particular persons fault - it was just the process! A couple of times we felt like giving up except we really liked the design and had already put so much time and effort in it. In the end, we have a great supervisor and the tradies so far have been doing great work. Sure we've encountered problems and mistakes, but these have been addressed and fixed promptly and without hassle. There is a lot that can go wrong during the build and you have to be prepared that it will happen. It's important how those problems are addressed which makes for a happy client. We also read a lot of horror stories, even by our builder, but all builders can't be all bad, otherwise no-one would be happy and no-one would be building! Good luck with your build too. Make sure you read up on the developer requirements available to download from the Sandhurst website. Your builder should be able to advise you if they've built there previously. They're particular about colours for bricks and render, etc.. You can PM me if you need to ask specific questions. Re: ILove_Sandhurst 10Apr 21, 2011 3:37 pm Thanks, Paul. I shall definitely have a read through of the Sandhurst rules and regulations before commencing my build. I would probably supply H with a copy as well so that any infringement of the rules don't end up with them finger pointing at me! I am excited but at the same time, rather daunted with the tasks (possibly some battles too with the builders!) ahead before I receive the keys to my dream house. Still, I am sure the rewards at the end will outweigh all else. Thanks for your kind wishes...I need them pretty badly!
