Browse Forums Building A New House 1 Apr 19, 2011 3:15 pm Hi, We are building a single storey house in Alamanda Point Cook. We wanted to raise the internal ceiling height to 2700 mm throughout the house and 3000 mm entry only. We were told by the builder that we have to get "report and consent" from the council and from our neighbour. Also, this is something we have to do ourselves (not their job). Is this true? Thank you! Re: Ceiling Height - Point Cook Alamanda 2Apr 19, 2011 4:03 pm It's is usually quicker for you to do it yourself. If you check your council website you can often download the application forms and get other information to help. We had to get R&C for building the garage wall on the boundary. Builder said if they apply, council will sit on it and take forever. I think it's becaseu they apply by mail, council sends them the form, they send it back, council then sends out letter to neighbour, waits for neighbour to return form (maybe), etc....The builder said if we went in, filled out forms and took required letters to neighbours to sign, it will happen much quicker. As it turns out, once I filled out forms, got neighbours to sign, it took four days for council to approve it. Best thing to do is go into your local council offices, and ask for help. They should be able to advise exactly what you need to do and probably even prepare the form you need to have your neighbours sign there and then. There is usually a fee involved that you will need to pay the council. Remember, R&C approval is one of the conditions to getting your building contract unconditional, so if this is delayed for any reason, even if everything else is approved, and takes you past the latest date for getting your contract unconditional, your builder has the right to review the price of the contract. I have tried searching for information on the council's website but couldn't get any on this particular issue. My builder apparently told me that it will take 4-6 weeks to get everything sorted. I am not sure whether the delay is worth the wait. Which council did you apply to, not Wyndam City Council is it?
