Browse Forums Building A New House 1 Apr 18, 2011 6:04 pm Hello folks! I've decided to start again. The thread I started 6 months ago during the quotes process is simply a mess. I waffle on too much, really! A little background: Call me CJ! My partner and I (22 and 23) are building our first home in Baldivis with Impressions: The Home Builder. This house is going to suit us for AT LEAST the next 10 years, hopefully even longer. For that reason, we've gone decided on Baldivis, due to larger blocks/more value. Our home is the Aspire, which won Display Home of the Year for 2010/2011 in the $220-$240k bracket, though ours (without additions) is obviously lower specced than that! I've decided to use Googles version of photo sharing as it is the only one that works from my office, and I'm thinking the case should be the same for all of you! Love comments, and ideas! We signed the contract on Friday 8th of April, land is ours, and plans are in council! Pre-start is this Thursday! Thanks for coming by! Original floor plan can be found here: http://www.impressions.net.au/realty/in ... pe=listing 1) Changed master bedroom/robes to allow room for a Study. 2) Pushed out the living area and moved alfresco out to include space for an open games room for future pool table. Made the kitchen a U-shape, put stackerdoors out from Games to Alfresco for a 2.4m opening 3) Increased alfresco to 4.8x4.6m, from 4.8x3.5 4) Increased Bed 2 and 3 by 0.5 meters towards the back of the house. 5) All sliding robes to be full hight mirrors 6) Double shower head in ensuite 7) Colourbond roof Solar + Gas booster HW. 9) A MILLION Door Frame Onlys added (can purchase from work at a later date) 10) 31 course in main living area and kitchen. 28 elsewhere. 11) Double 820 opening in lieu of single 1200 (more a downgrade, than an upgrade, really. However, more space) 12) Extended garage width by approx 600. 13) Created opening only, in lieu of door in garage, for roller door later, to house a skinny trailer. 14) Stone/Quartz benchtops in kitchen, including slab-end "waterfall" 15) Cold water port to fridge (so proud of this ) Owner to supply Front doors All door furniture Sinks, basins, tapwares. Bed 3 is 4.2m x 3.6, which mum is complaining that its bigger than hers! As we're still quite young, if any friends need somewhere to live, there is a good room there. Same goes for the brother in law, when he learns to do the dishes! Or even the sister in law and her fiance, should they ever choose to move back from the UK (which we want!) it's made a little easier for them! The-man-that-can is actually the brother in law, too! He owes me a couple of bob, so we can sort that out in slave-labour costs. He is a 3rd year apprentice, so good enough to hang some doors, put down the timbre floors, and put the decking in! Did the numbers last night... 7 doors, 45 squares of decking, and 90 squares of timbre flooring... Hes going to be busy! tinkster, thanks for stopping by! Don't worry, I didn't request that it be called "the opulent suite"! In the original plan, there isn't a study, so ALL that area is master bedroom... A complete waste, and more to the point.... Wank. At the moment we're living with my girlfriends dad, so we're couped up in 1 room as it is! Maybe some point over the long weekend Prestart this morning was by-and-large a huge success! Everything was quite simple. Elevation was the only thing we got stummped on for a while... We've kind of gone Shale Grey for the roof, gutters, and a similar colour for the "main" render, as well as shale grey for the garage door... Then Charcoal for the two feature pillars, with white verandah beams/posts. I'm concious that Charcoal is going to be too dark, however we really needed some "Umph" after having so much of the same colour. Hoping it works! $1500 in eletrcial. They don't even allow for a SINGLE TV point, or a SINGLE phone point! How cheeky! All in all, 6 extra doubles added, 2 extra singles added, and conduit for speaker wire from the study to have speakers outside. Conduit in theatre/living incase we get foxtel. $1500 in tiles.. ugh! The tiles we chose were all standard, apart from the boarder, which we chose a stone mosaic, 25x40 in 300x300 sheets, worth $100 a meter. We wanted that between the mirror/vanity in the Ensuite, Powder, and Bathroom, as well as a strip in the middle of our double shower, however due to their thickness, there would be a huge lip either side in the shower. So instead we've tiled an ENTIRE wall. The wall with the x below, so from the entrance of the ensuite, you should see a LOT of nice stone, and a mirror... It should look good. It was too much white to have nothing... ______ | | <- x Some point this weekend I will take photos of our stone tiles, as well as get nifty with Microsoft Paint to draw you a bit of a better picture I've been told that to get out of prestart $4000 down isn't such a bad effort! That means that so far the decking, the new TV, and the pool table is going to have to wait 6+ months.... Sigh. The problem we've got is that we're first home owners, however we want to live in this house for a long time. For that reason we're building close to what is our "Dream home." The only thing we haven't got that we initially wanted is downlights. Other than that we've not scrimpped on a thing. Without all those years in the workforce, its one or the other. Either a standard house, furnished, or a nice house without a chair to sit down on! Its all a work in progress.... Speaking of progress! Our building approval came out of the council yesterday! Final plans to be drawn/signed next week, then 2 weeks from then we should have slab poured. Its finally getting exciting (and daunting!). I can't wait to have SOMETHING.... I know for a fact that the footings have been poured, and I THINK the slab would be down by now. The partner and I are off to have a look this weekend. I only took 1 photo with my phone while I was looking at the footings. As I was by myself, I didn't walk around and really have a good look, because I felt it was unfair to Jess.... They have sent us ammendment plans which involves dropping the height of the porch 1 course, which I don't really want to do... I mean, we didn't ammend the elevation, so it should be the same as the display home... Why change it? I need to talk to her about that properly, actually..... I hope its a long, wet winter! They want to drop the porch 1 course to have the gutters in line, however we like that the porch is higher. I don't see why they're bothering cutting down a tree for this change.... Its so hard to imagine how the space is going to look with walls up. Fortunately, we brought a tape so we went through and rummaged through our neighbours houses (don't tell! ) and measured thier rooms to give us comparrison. That made me feel a lot better about the whole situation! We moved the island bench in the father-in-laws house on the weekend, to try and plot out our kitchen, and now I'm having a bit of a cold swet! Is it too big? I mean the floor space between the wall, and the "island." Its 2 meters.... I mean, we don't need that space in the games room, but is the kitchen going to look silly? I said "from the wall to the start of the cupboards," but what I meant, and what I THINK you meant (from looking at your photos) is the total floor space in the kitchen is 1.6 meters wide? Is that so? I love your kitchen. I will head there now to tell you how green with envy I am! Our kitchen, from the front of the oven, to the front of the dishwasher on the other side is a full 2 meters... (wider than our laundry!) I'm sure it'll be fine.
