Browse Forums Building A New House Re: Building Simonds Amberlea - PCI & Settlement 261Apr 26, 2012 5:33 pm hi AJH, sorry to hear about your house, I understand that there are a lot if issues in the western suburbs with building especialy with slab heave and the foundations, and I also believe this is to do with all of the builders as per the news reports on ACA and hearing about it within the industry. Also can you please respect that this thread of mine is not the best place to vent your frustrations Hope your issues get resolved soon and I do urge you to go to ACCA and who ever else to get action in regards to your home. I have had no major issues in building with Simonds and I would even recommend them knowing that what I have experienced is very similar to most people who are building with other builders. Simonds have built my family a home that I am very proud of, sure little things may arise once we live in the house, but as we have inspected our house thoroughly and very often throughout the build I am confident that all the issues that may arise will be minor. Re: Building Simonds Amberlea - PCI & Settlement 263Apr 27, 2012 9:00 pm well, we know the house has been recleaned and the windows including sliding doors have been replaced, but tomorrow I will put on the gum boots and venture out to the mud pit and have a good look. Mainly it was the painting, but we haven't seen any painters. The item that was missing from the PCI was the filter tap for the upstair powder room (fancy way of saying the basin just outside the toilet), the one they had was too short for the basin I am wanting the pointing to be looked at and will read the inspection report to see what it says. the most urgent issue is the pool fence doesn't meet the new regualations and we need to fix that up this weekend as it is preventing up from getting a certificate on occupancy. However, today I arranged bins from the council and phone connection, will arrange power company the day of settlement. We arranged insurance last week. Re: Building Simonds Amberlea - Flyers 268Apr 30, 2012 8:49 am edscl & Bron - need some advice: The motar on our brick in some places are a different colour, apparantley this is because some motar was machined mixed and others when fixing up bricks were done via hand mix. Our ss said we could still go to settlement but have a letter of undertaking to say they still need to fix the motar. He is saying that they wait to see if the colour will change due to drying and if not they need to get someone to "bleech to colour". It is a coating they apply on your window to block heat, scratch etc... It is supposed to achieve the same protection as double-glazing your windows. Surely the mortar should be well and truly dried before getting close to settlement? If they have to fix it, better that they have the incentive of the final payment to encourage them to sort it out quickly! In my opinion, the maintenance period is for just that - MAINTENANCE - not finishing the job that should have been done in the first place. Exactly what happened to us ... some things from handover took our builder 6 months to have fixed/completed .... Also we are getting cable internet, my husband is very excited about this. I will be happy if it just works. that flyer was about window glazing, mmm, we have been thinking about retro fitting double glazing or replacing the front windows altogether, interesting, why couldn't it just be in english. Ok, we received our inspection report from New Homes Inspections. There are no huge issues with the house. Some mortar was missing (acid wash) and mortar cracking (acid wash), and a wall in the kitchen was a bit out, and we were missing the drains as per the plans in the front and rear of the house, and heaps of windows scratched on the inside. The last thing was our missing filter tap for the upstair powder room. Well the report came in 3 days after we were told we were to receive it, so that delayed things. The mortar is the main issue I have, I am not fussed about the internal wall in the kitchen being out, but ideally would like it resolved. The mortar was damamged during the acid wash, our site supervisor sometimes thinks it is true and sometimes thinks it is the mix of mortar, either way we have some cracks in the mortar which we would like to be re-pointed. We would just be happy if the repointing happened around the front entrance, which is not a huge area, but we would also like the gaps filled in. Should mention that the mortar cracks are not huge. My husband is not fussed to be honest, both myself and the inspector have picked this up, but the inspector could explain why it happens much better than me. Half of the windows have already been replaced, and the drains are installed now, but in the worst places possible. So it really comes down to paint touch ups still to be done, but the rain has probably delayed it. Cleaning, other half of windows to be replaced, mortar repairs and if possible a straightening of a wall. We are not able to tell if they have levelled out the kitchen slab, or poured a concrete slurry in the garage to fill in the gaps between the slab and the outer bricks. Our site super thinks we could settle this Thursday 10th May, It is quite possible if they pull their fingers out of their buts. But I think we should arrange New Homes Inspections to come out to see if they fixed things from their report. We have to be out of this house by the 17th May, so we really need Simonds to get a move on. I don't know how many other knock downs and rebuilds find that their place is a dumping ground for all sorts of strange things, or maybe this is building in general. We have had a diesel can with diesel in it left in our cage then spilled everywhere, don't even know where to dispose of the left over diesel, and now a mountain bike on our property, we did have the usual christmas tree suspect in January as well. I hope they get going for you, the weather is supposed to be pretty clear this week. As far as I'm aware, we haven't had any dumping on our site, but maybe it's a location thing? Although a mountain bike isn't what you'd normally expect to be dumped - was it any good? Short answer - nope, now Tuesday. It is a matter of the painters not painting and finishing properly, and the mortar not finished properly, so the site supervisor has resorted to doing it himself, and the window people not replacing 1 window and not changing all of the rusty screws in the sliding windows - there is a tip, check for rusty screws and nails, and also the drain people only aligning half the down pipes, a thin layer of concrete to go over the porch slab and the garage slab, the garage door needs to be replaced as some lovely tradie dented the lower panel, then I can move in. ARGGGHHHHH. Our site supervisor also has resorted to filling in the divots in the slab himself. When I am thinking about it I get all frustrated, but when I am at the house I seem to see that these jobs wont take long, but the frustrating part of it is that the site supervisor believed these above jobs were done and they weren't and he has signed off on their payments. But the painter has so much cheek, I even asked him if he will be there all day, which he said yes, and then he disappeared. The painting guy was suppose to finish today and alas he disappeared straight after the site super left at 9am.
