I asked my site supervisor what happens if anything is outstanding from pci when we settle, thinking it would all be fixed up at the 3 month inspection, he said he gets his but kicked, so it is his reputation on the line here. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: Building Simonds Amberlea - Settlement Looming 284May 11, 2012 1:44 pm Good luck for Tuesday edscl. and for the tip of checking screws. Re: Building Simonds Amberlea - Settlement Looming 285May 13, 2012 6:43 pm HI Kranzy, good luck for Tuesday, hope your house will have no issues at all. I think we will have settlement this tuesday but will have outstanding issues. Oh the joy. My husband has been talking about building with his work mates who have built and they have all moved into their houses with outstanding issues. So that sounds like it will be us also. Will let everyone know how it goes on Tuesday. Kranzy please keep us informed on your PCI, am crossing fingers and toes for you. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: Building Simonds Amberlea - Settlement Looming 286May 15, 2012 2:39 pm hi edscl, just had our PCI today and all went very well. Only little things like paint missing in places, few touch ups needed, plaster rub back and repainted in some places, 1 window needs replacing, and second exposed stair at bottom need to be replaced (some tradie broke the edge and cannot be sanded back), all very easy touch ups!! Our settlement date is booked in for next Tuesday the 22nd - now finally getting excited!!. Did you have settlement today?? Did you use an independent inspector, or just go through yourself? Good luck for next week! Re: Building Simonds Amberlea - Settlement Looming 289May 15, 2012 10:14 pm Hi Kranzy, great news, good luck for next week ![]() We should have the keys tomorrow, the pool fence is still not compliant so I spent my day making sure it is compliant. I don't know if I have vented on here about how I didn't want the existing pool as I think it is too big, and in the wrong spot, well now it is the biggest problem preventing us getting the keys. Have arranged telephone, internet, electricity and gas, now just need that key to get in and seal the floors before we move all of the stuff in. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: Building Simonds Amberlea - Settlement Looming 290May 16, 2012 9:53 am good luck on your move & Keys today When you get time to update the thread - I am interested to know the product you used to seal the tile / grout. Dont forget your insurance on that list. Our big move is next Thursday (if all goes well with keys on Tuesday). Im getting my husband to do blinds Wed and paint two walls (too expensive so he has to paint himself). Bron we didnt use an independant inspector, my husband is a cabinet maker by trade, reno'd a couple of houses and all his mates are tradies so at every stage we had a group of boys on site with their lazer beams etc checking everything out. It was very helpful as soon as they saw something we got it fixed then and there. They said they have never seen such a great slab - perfect so we thought we were on a good thing from the start. Also funny but some of my husbands mates were actually booked into doing our house, our SS said we were lucky, he was laughing about the guys turning up but I must say he is a great SS, rang every week and did everything he said. I also think the beer thing helped!! and with the work my husband does now I think we owe a few cricket bats!! We know of one wall which is out but not fussed about it, most people wouldnt be able to tell. My big issue now is to tell the real estate I want to break the lease - didnt think the house would take 4 months - Mid Jan slab poured now settlement. We have been in the unit since August (as previous house demolish) so we will only be 2 months short. Have fun edscl in the move. We have a pool that we kept, and I was not in favour of keeping this pool as I feel that it is in the wrong location and a bit too big for our average suburbian backyard. But my husband and children wanted it and alas I was out voted. So about 2 months ago our site supervisor said that we must arrange a pool fence before handover. This is so the certificate of occupancy can be granted. We thought not a problem so my husband investigated pool fences. The inspectors who do the inspections for the certificate of occupancy where telling my husband that we needed to put in place a permanent pool fence, which we felt was ridiculous as the backyard has not been landscaped and we found a company that installs temporary pool fences. Pool fences are important and we recognise the importance of having them, but disagree with a permanent fence at this time, my husband arranged the temporary pool fence. Our site supervisor thought it was ok, The inspectors disagreed. We asked what was wrong with the fence and they would not explain what was wrong. So my husband had to research the regulations. Husband called fence company, they didn't help him. Husband and I worked on fence. The inspector came out and said it was still wrong. Husband emailed fence company and had no response, husband and I worked on fence again. The inspector came out and said it was still wrong, but this time gave us the reasons why it was wrong. Husband and I worked on fence again. On MOnday the inspector came out and found more things that were wrong. Yesterday , Tuesday I called the inspector and said tell me what exactly is wrong with the fence. He said that there were so many issues that we would have to drain the pool. To that I replied tell me exactly what is wrong and we will go and fix it up today. The issues were the rear fence has to have fence extenders of 900mm above the top fence rail and that the pegs in the feet of the fence were not suffient. Not a prob. The very next thing I did was call the fence company and basically lost my cool with them, told them that my husband has asked for the fence to be made compliant and that they have not done so and we were not able to move in because of them. They sent someone around first thing this morning and continually appologised during the rest of the phone call and this morning when a much better, more willing to work young man fixed the non-compliant fence. The site supervisor and the inspector came around and finally after 2 months the fence was compliant. So we were very happy. ![]() ![]() ![]() Our SS said that if the certificate was able to be issued before 11am we could settle today, but as it was after 11am it might have to be tomorrow ![]() ![]() Husband and I decided to drive to South Melbourne. So we are almost in the city and called the lady who we needed to meet to let her know we were almost there. She said that the inspectors had not sent through the certificate because they went to a funeral and turned their phones off. ![]() TYPICAL She said to come in and all we could do was wait. And the waiting paid off, we got the keys and have started moving in tonight. Now the house still has some issues that are all booked in for next week and tomorrow. But these are very minor.
