We have an option to put an offer in on a block of land in a private estate... there is a chance though that double storey houses "could" be built either side.... do we take the chance and not worry about it... what would you do? Hubby is a bit unsure and worried about the "sun" factor..... There was always a risk obviously when we bought the land, but we liked the block too much to consider not buying it. As far as access to sunlight goes, it doesn't matter if there is a double storey to your south side but to your north side it can be devastating if you have blocks 14metres wide or under. We have a double story to our north (the long side of our 14m frontage block) 1.5m from the fence line. We measured the shadow in the middle of June and found we only had 4 metres from the southern boundary with any access to sunlight. It has forced us to build a very long narrow house which we have had to go to a building designer for at considerable expense. So think carefully about orientation and whether the block has any other redeeming features which your are willing to forgo sunshine for! Re: Double storey houses each side of your single storey 6Apr 18, 2011 10:32 am If the houses were already built then i would not build there but if they were both vacant blocks then i would it would just be bad luck if they were built after you but i think that you will need to be notified through council (i guess it depends on which council). We had to think long and hard about our block (only single story can be built but so can be transportables) and in the end decided to go for it if one comes up after we have built there is nothing that i can do. There is only 1 single storey that we know of. There will be limited private space outside and they are now trying to sell and having trouble. Well that's what we had to do with our double We had to dig up the cross over, get privacy windows etc to cater to the single on the other side. I think if we had built earlier would have had a few benefits on the design we wanted. You are right also right, if we get in first it would be better! Finger crossed..... just have to convince hubby now! This way your house is the least expensive among the more expensive houses, hence upping your house value... There's plenty of single storey homes on his forum that are more valuable than some of the double storey homes on the forum. I leave you to fend for yourself, figure things out yourself. Unfortunately the house next door had a second story extension put on it and got away with it by obscuring the windows. There was no consideration of loss of sunlight etc. to her living areas. Now that there are private companies doing building permits there seem to be less and less regulations that are abided by and councils don't want to get involved. If you are totally comfortable with the possibility of double stories next to you then go ahead, but if you have doubts make sure you do some more research.
