Browse Forums Building A New House 1 Jun 14, 2011 4:44 pm HI All, our volume builder does not leave off skirting boards and can only provide timber floor with ugly timber quads around benches etc. They have agreed to let us install ourselves after handover. What allowances do i need to ensure when i get the floor installed myself, it will sit flush with the kitchen bench/cupboards etc. and also will be putting in skirtings around walls myself do i need to allow for anything ?? hope you can help i have no idea about this all other than i hate the look of the timber quads and can't believe that most of the volume builders finish their floors like this. Just make sure you skirtings are thick enough to cover the gap. You may still need to have quad along kitchen cabinetry kickboards, however. Perhaps talk to your floor layer about this. Ours managed to avoid this thankfully by doing a pretty neat finish close to the bench and kickers, filling the small gap with flexible caulking matching our wood colour. Another point you may want to consider (if not too late ) is do your kitchen bench heights need to be higher to take into account the height of the flooring installation? Make sure your dishwasher will fit in height wise! This will depend on what type of wooden flooring installation you're doing, and personal preference for bench heights. Our builder was happy enough to come back after and fit the skirtings, but we have beading around the kitchen. I think you will need it as it allows the floor to expand and contract. I agree that it does look better without the beading, but to be honest, it doesn't bother me around our kitchen. It blends in as it's exactly the same as the flooring timber. Also, you will need some sort of beading to any external doors (like sliding doors). My sister wasn't keen on this, so they made up a board to go across the length of her sliders, but it looks worse as it's a step up and looks out of place. Re: Installing timber floor after handover 6Jun 16, 2011 10:25 am We are getting our builder to do our bamboo flooring and then get the skirtings redone after. They charges us $440 for this and for painting touch ups. We still need to get beading around the kitchen bench but I decided I could deal with this, I just did not want it through the whole house. My housing contract is yet to be signed (tender is next week) what should I ensure is in tender to make sure I get best possible finish ? Do I need level of slab to be 33mm less . door heights to be adjusted? kichten cabinets adjusted?
