Browse Forums Building A New House 1 Apr 14, 2011 12:03 pm Hi there, I'm in North/Western Melbourne metro. We are on a corner block and are thinking of knocking down our existing house and starting again. Our current house sits back a fair bit on the block as the block was subdivided before we bought it, so ideally we'd like to come forward to make the most of the land size. Obviously on a corner block we only have one set of neighbours to our left, which are 3 units. The first unit comes only a meter in front of our house and we'd like to come forward more than that. What are the chances of the council approving this? We are good friends with those in the unit so I doubt there would be any objection there. The house behind ours (ie: on the subdivided land) is very close to the street, and there are other units on our street which come quite a way forward. Thanks! We are not allowed to come any further forward than the average of the houses either side of us, although there are different rules for corner blocks. Ring your council and they should be able to give you the standard line over the phone. You'll get more personal info if you go and speak with then in person. Good luck, we're hoping to bring ours forward about 1 metre which will have it level with one neighbour and about 2 metres forward of the other. Re: Knockdown/Rebuild - how far forward can you come? 3Apr 14, 2011 12:56 pm we were in a similar situation to you, although not on a corner block. we were about 8 metres back, next door furter back but the other next door was right up close to the street. we were able to bring ours forward to our desired setback of 4.5 (I think? can't remember now! ) m from the street, though we had to get permission from everyone in the street, not just those neighbours, and draw up a map of what the other houses and their carport/garage situations looked like! although this condition was more to do with the fact that we wanted the garage to be in line with the house, trahter than 1 metre back from the facade of the house, which is what my council seemed to prefer. This was dependent on the averaging of the house either side and the slope of the land (average of block is about 0.4m up from the street level. I tried ringing the council earlier and was on hold for awhile then when I asked my question, got transferred and it went to voice mail (and so it begins!!!!). I left a message, if they don't call back I'll hassle them again tomorrow. The average of the two houses either side rings a bell, but yes maybe different since we're on the corner. I hope we don't have to get approval of everyone in the street! Sounds time consuming (I'm going to need to develop a lot of patience during this exercise!) We only have a 480sqm block which I initially thought was too small, but I'm beginning to realise you can do a lot with it (provided you go double storey).
