Even though your vanity would be a tad shorter I think it would be better to have the toilet in the top right of the room and the vanity opposite the door. You might even be able to put a door on the toilet then so any nasty smells can be contained. I like kiwi's suggestion for the kitchen layout but would prefer the office and powder room arrangement in the centre where they were. I also think the laundry would be better downstairs next to the kitchen the way kiwi has it. BTW I think this is going to be a fantastic house. Like others I'd love to see the elevations! (well enough anyway) they are only in there for such a short time anyway. most of the time they will be in your fridge, so make sure that is large!! I spent 2 yrs planning mine. 32 plans later, I had one that I didnt change for 2 mths..then I knew I had found THE ONE 2 -3 mths..nothing mate. Thus: 1,20m Corridor 0,60m Wardrobe 4,00m Length of Bedroom = 5,80 +wall.. Then width might be about 3-3,5m We are thinking whether they will be not wide enough to be comfortable. I went to a butcher and asked him about how much he bought his fridge.. This way i can put beds actually inside th fridge! Thanks for the "fridge tip" Kiwi!!! I like your idea of moving the ensuite as per the third plan there. You could probably work both the robe and ensuite into that wall and that would find room for a separate "retreat" in the spot where the ensuite is in the current plans. That would give you some flexibility in the floor plan because retreat could become a nursery at some stage, then convert back to a retreat as kids grow older. The retreat could be open for now with space for double doors to be added to make it a nursery later. Just thinking out loud here... This way: - WIR is close to bathroom as i always wanted - WIR is more spacious (as my wife wanted seeing this in Sex and the City!) - Bedroom would have good ventilation - windows opposite of each other - Smaller size bedroom - as we wanted to do it. I have an ensuite and a door from there into my 'dressing room;' I LOVE IT I wanted to go from my shower to get dressed not go via the bedroom again so I like this layout as I have it and am using it now and wouldnt have it any other way,. mine is ensuite first though, then wir. I like that better, cos most times you are popping to the loo, or doing makeup etc and use the ensuite more. once you are dressed in the day you rarely need to go back in... so I would seriously think about having ensuite first then wir. but totally your call. I hate seeing my dh's clothes all over the floor and it would drive me nuts going through that room to have a bath, or to brush my teeth...3 hrs after I got up and the kids are now in school. you dont have kids, so wont know that till later!! just saying, the ensuite becomes the fab room..esp with that bath and the wir is only a cupboard...so why go through a cupboard first to do a dump~ see all the mess, realise you really need to sort that shelf out, start sorting shelf, realise why you were there...too late, accident! instead go straight to loo, finish..leave. job done, not sorted any shelf, didnt see it so all is calm. Would you have 2 doors to enter WIR? Or it would be only through toilet? The size of the WIR is ok for long term? I dont even know if there is enough room for the bath etc in this ensuite...might have to lose some wir...eeek! I recon if you do it right you can have a parents retreat which someone mentioned. I think when you do have kids, you will thank us! you dont have to have a tv (I dont believe in tvs in the bedroom) you could just have some chairs, a chaise, a study area...something to fill the space near the door. as it is very public...ie you can see in if the door is open so you dont want the bed there...so pop a chair, or a book case and a recliner etc..make it a library anything really. then as you walk in, you turn and the bed is the focal point. should ALWAYS be the focal point.
