Browse Forums Building A New House 1 Apr 10, 2011 6:33 pm Hi everyone, Out of curiosity what would it cost for this retaining wall? Check out my blog for the pics! www.melshousebuild.blogspot.com I am curious to what u all think! My builder is charging me 17k! So they are saying it is costing 34k! As the cost is being split between myself & my neighbours! Mel Re: Retaining wall! 2Apr 11, 2011 7:01 am Did your neighbours cut any land, or was it all your fill? Just asking cause the cost of the retaining wall falls to the one that changed the natural ground level. If you filled and they cutled, then it would be prportionately split between the two of you. If your builder did it, shouldn't it be itemised in your tender/contract as to how much it would have cost, and if your neighbour is paying part of it, they would have to have a contract with your builder to pay their portion - I don't think this would be happening. Out of interest, how high and long is the wall, it looks pretty high to me, which would mean more cost in designing and constructing it. Also, is the wall on the boundary, or entirely within your land, ir it's on your land only, then you would be paying the entire cost yourself Re: Retaining wall! 3Apr 11, 2011 10:06 am joannapaulp Did your neighbours cut any land, or was it all your fill? So basically you have to pay/provide a for a retaining wall but you can put a fence on top of it and hit your neighbour up fo 50% of the fence cost as per normal procedure. It stops any squabbles over who has to pay for retaining walls, your neighbour might be kind and go halves with you though. Re: Retaining wall! 4Apr 11, 2011 10:26 am Yeah you are not splitting it with your neighbor You are paying for the whole wall and will split the fence cost. A couple of question to work out the wall cost. How many Meters of wall measured at different heights? So how many meters at 6 sleeper high for example then how many at 8 sleepers high? Mine cost $385 per m2 (being 1m high x 1m length) but most of it was 1.2m high so that was $462 per m @ 1.2m high. Re: Retaining wall! 5Apr 11, 2011 11:33 pm Hello everyone, The wall is on our boundary, so spot on in middle of both our blocks. The neighbours were originally going to have a wall too. But we r both building with the same builder, so it became one wall between us. The wall is 2m high & the space is where our neighbours garage is going. I don't mind that their garage will be on our boundary. Obviously the fence will be on our land, speaking to my neighbours the other night, wevwill be going halves. The builder is re looking at costs ATM as they need to account for the sml neighbours wall now defunct That would have been 1m & the cost of the brick/ garage wall! Length wise about 16-17 I think! our block length is 18, doesn't go all the way across! I should get some credit! As my neighbours 2 blocks down has a 1m wall 18m long & costing 6.5k! Also Our builder filled my land & cut my neighbours. Bloody walls! Lol Mel Re: Retaining wall! 6Apr 12, 2011 10:00 am OK, something to think about first. A 2.0m high wall will cost more per M i height than a 1.0m high wall as the wall requires an engineers design + stronger materials and short center spacings. You can't just double it because its twice as high. Try 1.5-3.5 times depending on soil. Material is roughly $8990.66 add the same for labor because thats what it seems like they do = $17981.32 add $500 for engineering and $500 for permits =$18981.32 Re: Retaining wall! 8Apr 12, 2011 4:43 pm Phillshz Anything over 900mm to a 1.0m requires a engineer due to the sheer size and importance of what a wall that big is holding up behind it. In Victoria any retaining wall up to 1000mm above ground level doesn't need an engineer. This is classed as "landscaping" Anything over 1000mm does require an engineer and subsequently requires a building permit. Re: Retaining wall! 9Apr 12, 2011 8:08 pm Hi every one, Thanks so much for your thoughts & chris & Kate for your break up. Helps me to understand Outcome is..... Builder called & said I'll still be paying 17k! Ahhhhh But apparently I'm paying for 85% of wall now instead of 50/50! Ahhhrghhh Very disappointed, but what can I do! Mel Thank you again Simeon.. I will call my certifier for that. Have a good day 4 5179 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16138 Hi All, I engaged a tradie to install concrete retaining wall 600-800mm high over 32 meters in Victoria. Sleepers are 200*75*2000 mm installed over 17 steel posts. I… 0 6901 |
