Some of the "established" areas with ancient drains don't seem to be holding up as well... My understanding is that the reworking of the flood plan means that it shouldn't have an extra premium. Also, bear in mind that (according to something I read a while ago) storm water drains were only specified to be able to deal with a 1 in 5 year flood event until about the 1980s, now, they are specified to handle a 1 in 100 year flood event (whether they actually can in reality or not can't be determined). Our land titled a couple of weeks ago and we are now waiting on the building permit. Friend of mine is building in Clifton Springs and it had the same large puddles on empty lots etc. The river/creek is of no concern yet. It goes straight into late Connewarre which after the bad floods a couple of summers back, was only 1/4 full. I read awhile back that they actually control the water levels in different sections to keep water in there at all times (ie. In droughts, they can stop water going across then in winter, when it gets full, open it up and pump it across). So far I am impressed with how it is holding up. I only really get a chance to see it once a week, seems everytime I head down there another 4-5 houses have sprung up! can't wait till it's all done and all the activity down there has settled down a bit. We have started to look at it, I have a fairly basic design in mind. I noticed that on our original contract there is no mention of how the landscaping must be done but the latest design guidelines specifies how many plants you must have and the size of them etc. I queried the sales office as to whether we need to follow the new guidelines as they are not in our signed contract and was told that we will have to follow the new guidelines. I don't see how they can change requirements after we have already signed a contract?? I understand they will not issue a Certificate of Occupancy until they have received the landscaping plan, and I sure hope you don't have to follow the plan to the letter to get the $5k rebate as I know from helping friends that the best intended plans often change during construction!! I guess I'll just submit a landscaping plan and hope for the best that it passes. Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
