Our builder gave us fixed site costs that covered (among lots of other things) a P class slab and a certain number of piers underneath (though we didn't need any). I think we got termguard as a standard inclusion. I'm not sure how prevalent termites are in the area, but I wouldn't build a new timber frame house anywhere without it, personally. We had a soil test done with a builder, however, they won't let us know the results until we sign but it is provisional for a H2 slab. However, in the meantime we have found a Hamlan home we like and they have allowed for a P slab and they have built quite a lot in the area. I have been told that the termite protection generally given by builders needs to be checked every 12 months. The other option is a stainless steel physical barrier that doesn’t need any maintenance and costs more than the chemical one but is $3300. What are other people doing? I'm really unsure of the best option!!! or whether it is needed at all, or is it a risk not worth taking? Any thoughts/suggestions?? Re: anyone building in armstrong creek? 407Apr 24, 2013 8:42 am My parents' place required repair from termite damage about 10 years ago and they built in a less-rural area than Armstrong Creek, in the '70s, so I think some kind of termite protection is definitely a good idea. Whether you get a reticulated chemical system (like we have, the basic Termguard system) or something that requires "no maintenance", I think having it checked regularly by experts is still a good idea. Even a "no maintnenance" system may need attention if it is not installed correctly or if external factors affect it. Another thing to consider is resale. Anyone buying your house, years from now, will take into account the value of the termite protection system if it is there, or how much it would cost to retrofit one, or how much it would cost to repair termite damage. The chemical option is only about $300-500 but needs updating every year and can cost over $300 per year to maintain, You cant put garden beds or break the barrier around the home or its then not guaranteed, that’s why we only do the other method, set and forget. If you are happy with them and any good deals they got. We wanted to stay with Optus but they don't service the NBN out there and I am generally not a huge Telstra fan, any other ideas? Cheers. One thing that will help narrow it down is what kind of phone service you want. If you want a traditional-like phone service using analogue handsets, two or four-wire wall points (like the bottom one below - RJ11), you will need to make sure that the ISP offers a phone service using the UNI-V ports on the NTD (Network Termination Device, the box inside your house with the network and phone points on it that the fibre plugs into). Not all NBN retail service providers offer this. We went with Internode, but use a VoIP phone service, whereby our handsets' base station uses a data point in our house to interact with Internode and give us a HD phone service that works over the Internet, though it can be dialled from any phone using our phone number. Activ8me have left heaps of flyers in our letterbox saying that they offer UNI-V voice services in our area, so if that's what you want, then they might be worth checking out. iiNet are another NBN retail service provider you could check out. Re: anyone building in armstrong creek? 420May 30, 2013 2:04 pm There's a Public Acquisition Overlay that you can see on the Planning Maps Online website running alongside the current route of Barwon Heads Road from the intersection at Marshalltown Road to the intersection at Baenschs Lane just north of the roundabout, as well as others in parts of Connewarre, so there's clearly plans to duplicate the road. Of course, until earth is actually moved, those overlays can be deleted and the land sold off and developed, eg: part of the original freeway reserve for the Geelong Ring Road which is now Rossack Drive in Waurn Ponds.
