Browse Forums Building A New House 1 Apr 05, 2011 4:17 pm Hi there, ive been lurking for a while and love everyone's lovely homes i will be saving towards my deposit for next April so a long year of saving ahead i originally wanted my dream home by commodore homes the Dallas mk2 but i have found the alternative which is basically exactly the same just smaller in size. im quite happy with it and only change a couple of things. i would change the games to an alfresco put doors on study, master wir, bed 3 wir, make bed 2 & 4 robes bigger with sliding robe doors door frame from theater to family and swap kids activity with bed 4 so i can possibly have it opened to family and dining to make a small games room that's basically all i would do with this plan i have tried downloading and using a 3d imager but im not doing very well so if anyone knows how to do it, would it be ok if you could make my design in 3d for a feel of what it would look like? thank you heaps http://i108.photobucket.com/albums/n16/dragonstarsboy/ospreyforbucket.jpg Re: My Floor Plan-what would you do different 2Apr 05, 2011 4:31 pm Just my 2¢ worth of thoughts... Double entry into home theatre would feel a bit too open. Main bathroom looks small. Walkway between tv and family seating would be annoying with people passing by. Kitchen backing onto garage... practical, but not ideal. We have got ours open but have put in cavity sliders in case we want to close it off for a dark room. The main bathroom is a little on the small side, but is OK for kids. For resale later, people might like a bigger bathroom. Your kitchen is huge, you could think about losing some space from their to make a laundry behind the kitchen or in the garage and use the laundry space to make the bathroom bigger. Also, I personally don't like the toilet off the laundry. That would put me off if I were a future buyer. I am refering to future resale because when we built our last house, we thought we would be in it for years and designed and decorated it the way we wanted. We decided to sell and move to Aussie and found that not everyone shared our tastes and it was hard to sell. Another thing I would do is move the kitchen to where the meals area is and have a nice island bench. Have the meals either where the games or kitchen now is and the alfresco off the kitchen at either end. The kitchen feels tucked away. I like the kitchen to be central to the house and I like to be able to see the TV from the kitchen. If the house is on the smaller side then it might be wiser to have them join to one larger sized room? I like the kitchen tucked away a little bit - I like how it is still part of the open space but a bit separate. But then I dont want a TV in my kitchen/family area so the seeing the TV from the kitchen point is irrelevant to me. What I dont like about the kitchen is how the garage door comes right into middle of it - door almost opening onto cooktop, in fact. Whilst internal entry from garage is good, and close proximity to kitchen is good, I dont think directly through the kitchen works. I just had a baby my brain is fried My laundry can get messy I like I can shut the door and hide it Hehe. Me too. We are a busy household and on the days where we don't have time to clean up properly it is kinda "chuck it in the laundry and shut the door". Out of sight, out of mind. If I had the toilet off the laundry my visitors would have to climb over the mess. I guess it depends on what your household routine is Re: My Floor Plan-what would you do different 8Apr 05, 2011 11:02 pm As others have suggested i would close off the home theatre, possibly by the front entry (extend the wall to meet the other wall in the middle) and have one entrance. I might make the ensuite door a sliding door so its not too poking with a door opening into the middle and make use of the space either side of the vanity, its seems nothing is there, so maybe built in cabinets, or extend the vanity to take up all the wall space. I agree with others about the toilet in the laundry. Unless that is something you prefer, i would include it in the bathroom or have it separate. If you are planning to take out the WIR and put in a sliding wardrobe in bed 3 that might give a little bit of extra space. The idea of adding the kids activity room to bed 3 and 4 is good to make them larger. 2.58m wide isn't very wide at all once you have furniture in there. I found it useful to measure out the size of rooms and furniture with newspaper on the floor so i could get a proper feel how big they are. Some tend to look big on a plan but really arnt with furniture if you have a bed and dressing table at the end. I would add an external door to the garage outside at the back or side. If there isn't anything in particular going on that side of the house, you might be able to extend that wall where the kitchen/dining is out a metre or so to enlarge the room. I did it with mine and it cost much less than i expected and was worth adding the extra space. Definitely block theatre room if being used for that purpose specifically. Frame height opening if not a door to bed 1 and 3 WIR so at least you can hang a curtain from the inside to hide the clothes, shoes etc and keep the various smells from cooking etc out of your clothes. A rear access manual roller door is awesome if ever you need to barrow mulch and soil in to the back yard or to be able to get furniture to the rear sliding door if its a struggle to fit through the front entry and your fences are up! One last thing! a door between the rear hallway and the family room. If you have no kids or if the kids are out and you and your partner are watching tv and you turn the aircon on, it wont be affected by the air in the rear of the house saving on electricity! by not running as many zones. Good luck with the build, hope it goes great for you. Dont forget it's your home at the end of the day and its what you like! You could extend it right the way accross (I would) or leave one end open to fit a laundry basket. This shouldn't cost much to do at all Re: My Floor Plan-what would you do different 11Apr 10, 2011 5:21 pm Just an idea for the laundry that I quite like (stolen from smaller apartment style places with the laundry in their kitchens). Maybe setting up the laundry so you can have sliding doors across the front of the washing machine and trough, that way it's hidden away when not in use and no really structural changes required. Could be a cheaper option too. Otherwise maybe swap the toilet and the WIR in Bed 3 to get hallway acess. It would mean no toilet window though. Just a thought. I prefer to have a seperate powder room which is what we have now, but in the laundry, it would make me organised and not just throw crap in the laundry all over the floor. Also, our setup was the same (alfresco on one side and laundry on the other) and I use to shut the house off if we were having a barbie or party and make people walk around to the toilet through the laundry. It was great, kept my house clean We also had direct access to the garage into our kitchen and it's actually a great idea. I don't know why everyone finds it a big no no? Unloading the shopping straight from the car into the kitchen was fantastic. (maybe it's more common here in WA?) Re: My Floor Plan-what would you do different 13Apr 10, 2011 5:51 pm Oh, forgot to add, that activity isn't all that big, so to swap to a bedroom, it wouldn't be a good size and if you took some room from what will be your proposed "games" room, there wouldn't be much room in there unless you just had it as a bar area, which could work as you could have it straight onto the alfresco. I've moved the toilet and Bed 3 WIR so you could have access to the toilet from the hallway. I don't mind the home theatre open - but I've put the wall in as per others suggestions. Re: My Floor Plan-what would you do different 19Jul 18, 2011 8:18 pm Hi there everyone, sorry i haven't posted anything for quite a while. im still struggling to even get finances going. i should be at least signing a contract before my 28th birthday next year, rain hail or shine thank you heaps for everyone's ideas and opinions its been helpful at the moment im interested in two plans 1 by commodore homes (the challenger) and * (the osprey) over the last several months Ive come to realizations of wants and need and come to some very good positives. for this plan osprey 1. everyone was talking about closing off the theater, well its basically only going to be only two people living in the house so the theater is being used as my own lounge room for basic tv, movies, foxtel and gaming consoles etc away from the other person living there as she does night shift work. i like what (bel) did to my design with walling it off where the front door is. im not overly fussed as ill be putting in a door from entrance to the family room. 2. the toilet in the laundry saga! lol again im not fussed with that either but my mother duck hates it so to appease her ill be making that the way (bel)put it in her modification picture. 3. the kitchen, i do like an island bench but after living in a home with a square wrap round im quite content to have the extra bench space and cupboard space for all the clutter i have. i would be moving the sink to where the hot plates are and moving the window there too. and putting the oven and hot plate where the window is now. 4. i would love to have moved the laundry off the kitchen but im assuming that its going to cost $$$ to move the garage down to allow the space there so im not going there with that one, but i do need a larger linen and i cant seem to find a decent spot for it. 5. master bathroom, i would extend that out under the eave to make it bigger as i want a larger shower and a bit extra bench space for my wonderfully cluttered nick knacks haha the secondary bathroom will be swapped around with laundry and ill be getting a longer deeper bath as i quite enjoy them 6. study is quite small but mainly i will be using this room as a nursery when the time comes so a door to it will be needed and later on will be used as my home office. 7. my biggest change is getting rid of bed 4 completely as we don't need it at all and making bed 2 and 3 larger for my mother duck, which then gives me the space from bed 4 and deleted activity to make a nice decent games room with sliding door to the alfresco here's my modification Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bought in Nov 21 at the height of the market (classic).
