Browse Forums Building A New House 1 Apr 04, 2011 1:20 am hi all, im new to this site, and was hopeing someone could help me with some very rough number crunching. ok, here's my story. been in wa for some time and now wanting to build, trouble is, i dont have quite enough money to build my perfect home so, my dad(who has been in the building trade for ever) rings me up and says he and my brother will come over for 6months and build me a house. all i need to pay for is, a small wage for my brother and keep them both feed & watered with a bed for the night. so im trying to find out how much $s it will cost me for materials? i know you will all say that it depends on the size of the house. i just want rough figure's to see if its do-able before i look into it deeply. so lets say the house was a large 4x2 single story with, family area, study, activity, laundry, games and garage. how much would it cost in materials? ie :- bricks,cement, i mean everything to get the house built, not doors and windows. how much would i pay for electrics & plumbing? any advise would be a real help at the moment as i dont want to let it take over my life, if i cant afford it anyway. thanks kelly 7 Re: need advise 2Apr 04, 2011 8:34 am How long is that piece of string you have?? There is no way you can tell how much it will cost, especially since you also need to factor in permits and other things like temp fencing, rental of equipment and other stuff that doesn't get fitted to the house but is required. If you have had quotes on designs I'd allow at least 60% of the costs for materials So if you had quotes of $300k budget around $150-200. If you need foundation upgrades add 10-15% High end kitchen appliances will add another 5-10% depending on how far you go. Bathroom fittings 3-5% to upgrade taps, basins, tiles, etc.. Then there is the fact that you'' pay more for the materials since you won't be getting a bulk discount. Builders get better prices because they come back for more next week, month, year, 3 years.
