not the surround.
I did not measure how far the fireplace is from the floor, but you can see it's quite close:

Did you have solar fitted ? Ger Knockdown and building Henley's Talise Q2 - At Handover 224Oct 13, 2011 8:47 pm Ger, So we signed a form listing the small number of things we found, from which the SS felt could be fixed by next Wednesday. The building inspectors report is still to add to that. Very frustratingly not only was he 1 hour late for the inspection, he promised the report to us 24 hours ago. We can see next Wednesday slipping away from us. He did find some valid but still minor things, but without the report we can't tell how much is still to do. For the handover we have to go into the Mt Waverley office (such a long drive for us) to sign our lives away, book the appliances, and...get the keys. Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 226Oct 14, 2011 9:25 pm Trudy, What did they say in your last status report? Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 227Oct 14, 2011 9:47 pm We dropped by the house tonight and Henley have been busy touching up the plaster and doing the bulkhead above the kitchen cupboards. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There are still stickers on the wall so we assume those are paint touch ups that they will do once the plastering is done. We finally received the report from the building inspector (3 days after the inspection, don't get us started) and as expected it adds a few minor things that Henley should be able to knock off quickly. Trudy, things for you to look for
Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I asked the inspector to have a careful look at the guttering and tiles around the portico, I know Henley had it redone a couple of times. The inspector reported it is complicated but Henley had done a really good job and it is all compliant, other than the flashing on the side in the picture above. So we are still crossing everything for a handover next week. In fact I've already put my leave application in! Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 228Oct 14, 2011 9:48 pm BTW, I might need to start a new thread on pool fencing, OMG that is complicated. Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 229Oct 14, 2011 11:43 pm Hey Chatz thx for being so helpful with all the pointers... Really appreciate it. We will make sure to look out for all of those. Our status update from admin today said that shower screens and mirrors went in... What a load of bollocks! that happened 2 weeks ago! Then I questioned her and she said "oh actually this week we had cotinthian doors out there to inspect the doors". How does that take 8 days? Anyway.... Also met with garden ridge. Lovely guy. EXPENSIVE QUOTE. the plan for the garden is pretty basic.. its the retaining walls costing a heap. I think we will just do ours in stages and go with a few private tradies along the way. Henley have taken shortcuts with our retaining walls.... Too complicated to go into now, but we're not happy bout it. Trudy Re: Knockdown and building Henley's Talise Q2 - At Handover 230Oct 18, 2011 12:36 pm Sulking.....follow up handover inspection delayed to next Wednesday 26/10. Still getting blinds measured up tomorrow, and wardrobe designer in. I've orderd external sunblinds too. Sigh. Re: Knockdown and building Henley's Talise Q2 - At Handover 231Oct 18, 2011 5:54 pm Aw Kate, its ok. At least you'll be in before Christmas! I don't think we will be. Who r u getting for your wardrobe? We r thinking of going with kan do cabinets - in thomastown. It's a small business, great prices. Blinds.... Don't get me started. They r so expensive. Re: Knockdown and building Henley's Talise Q2 - At Handover 232Oct 18, 2011 6:16 pm Yes, you're right Trudy, I probably shouldn't become so fixed on "this week". We (well Chatz!) had to reschedule everyone - landscapers, electrician doing power to pool. Landscapers not happy and hinted they may not finish before Christmas and I'm also worried that it's going to be really hard to get the pool guys back! I've got a company called u-nique storage coming to do the wardrobes. I found them on google and went to the showroom last week, in Cheltenham. Their stuff is a mix of wire shelving and solid components on adjustable racks, so good for kids wardrobes. Prices seemed good too. I'll get them to measure up the big hall cupboard too (want to hang coats and stuff in there!) but the WIR will have to wait. A1 blinds are doing the external sun blinds, and Homeoutlet are doing the inside. We are going with timber venetians and roller blinds in various places and their prices seem good. We sent an hour or so at the showroom on Sunday choosing fabrics and we are happy with what we have decided. Think I've fallen victim to a few rookie mistakes lately, getting ahead of myself and planning it all to the nth degree, and then coming unstuck! That said, I'll be very surprised if you're not in by Christmas, you're very close to the same stage as us! Knockdown and building Henley's Talise Q2 - At Handover 233Oct 18, 2011 6:29 pm Not a good day on several fronts with
Hopefully we will have the keys by the 28th so we can move over the cup weekend. Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 234Oct 19, 2011 10:01 am Hey Mr and Mrs Chatz, Seems like they have put a spanner in the works! Try not to stress.... i guess landscaping is the big one here isn't it? We met with garden ridge but just really couldn't afford what they were offering so i think we are going with private tradies to do the landscaping in stages. I am so jealous of where you're at! I wish we were even talking about keys at this stage. So Chatz, did your bank say you have to hold off on getting keys until they have been to the property? I am confused. Trudy Knockdown and building Henley's Talise Q2 - At Handover 235Oct 19, 2011 1:18 pm Trudy, The valuer representing the bank claimed he has to see it at or after our final inspection. So by the time he sends his report off and the bank pay Henley we fear we won't have the keys before next weekend and miss a 4 day weekend for moving. We called our broker, she is going into bat for us. Chatz Re: Knockdown and building Henley's Talise Q2 - At Handover 237Oct 19, 2011 6:23 pm hi Chatzes, Sorry to read that you guys are getting all Fuzzled up.., typical isn't it? , you take it for granted that a Big builder with all that experience can organise some clearly defined date times so as all concerned can start organising.. holidays, landscapers and all the other stuff like notice for rental properties, bank payments etc etc. Don't get the banks problem, what difference does it make doing valuations even 2 weeks ago ??? wooooo a couple of paint touch ups and a broken tile are going to devalue the property by $300.000... whatever.... downright lazy.. thats all, your the customer guys, we pay their wages remember....... Really feeling your frustration guys. Were still waiting on our final inspection, there are quite a few red dots posted around the house.. hoping to get a call soon though.. Argues the point in regards to our "Late" variation,, got a bit back from them so thats good.. All the best G Ger Re: Knockdown and building Henley's Talise Q2 - At Handover 238Oct 20, 2011 9:41 am Hi all Ger, I hope you get that call soon! And Trudy, I have just confirmed our order with Homeoutlet - thank you for telling me about them, the service has been fantastic and the products and prices are good too. We're having 63mm timber ventians across the front, in the study, kids retreat and one bedroom; the other bedroom is having a double roller blind (strange request from a 12 yr old boy...), and the living, dining and family rooms are having Viewscreen rollers. Since we're putting up screens on the fence, privacy is not a huge concern. Those rooms are all on the west so we're also having Shadeview external blinds including a mega size one on the long side of the alfresco. We're also leaving the cornerless doors uncovered for now, can always get matching rollers or romans or panel glides later. All the window stuff will be ready in about 3 weeks, not long! We're feeling a bit better about everything today. Intensive retail therapy at Ikea helped, and our broker has sorted out the bank and valuer. Valuer's going in tomorrow, final cheque will be ready for collection on Tuesday, meeting supervisor for handover on Wednesday. It all makes sense. Now I've just got to sort out the pool process, the fencing will be finished next week and we are very excited. In amongst all this, I must say the house looks fantastic and we are really happy with how it's all come together. I'm posting from work because Chatz is off playing golf. Nice to be some.....
