Browse Forums Building A New House Re: Knockdown and building Henley's Talise Q2 - At Fixing 209Oct 11, 2011 5:35 pm Hi Guys, Great news the Chatz Family.. you must all be very exited.. Sorry i haven't been in touch. We got a call on Friday to arrange our handover inspection for Wednesday afternoon as well !!!, we were extstatic.. unfortunately they called later on to cancel the appointment as the supervisor hadn't done something.. i don't know To be honest guys i am quite a bit annoyed with Henley at the moment, About an hour after they called regarding the Handover inspection our Administrator called to tell us that they need to throw another $ 5,000 variation at us !! This was for Foundation work in May !! What happenned was when they were excavating the footings they hit some soft soil spots and these had to be dug out and Bulk concrete was required to fill in the void. We were called to site on the day to discuss the Problem with Henleys Construction supervisor, 3 trucks of Concrete was required and a Varition to cover this was signed off for $ 5,000.00, fair enough .. i watched 3 Pronto truck rock up.. Everything with Henley since then has been plane sailing... until the other day when this came up ! They are wanting us to pay for 49.5M3 of concrete + half a day Concrete pump and operator on top of the $5,000.00 variation signed in May.... so you do the sums it all adds up to quite a bit !!! quite a surprise.. right ? ( there goes the new 3D huge Screen ) The reason is that the concrete required for the Slab is " Over the Allowance " ( there was 109m3 used for the slab ) As you can imagine Were feeling a bit dark with Henley at the moment. First of all its 5 months later that we are notified of this And secondly where does the " standard allowance " come from ?, we already had extra bulk concrete on the contract for $1,500. 49.5M3 is HALF the slab for goodness sake.... how can a professional Builder underestimate that much.. and demand we pay for it 5 months later..? not happy. On a positive note they are asking us to pay this at their cost and they have given us the Invoices from suppliers showing costs What bothers me is the " standard allowance quote " where is it written about in any contract, any Engineering spec. or Henleys HIA Building Spec. ? Have you seen anything written about a standard allowance for slab concrete ? They could tell us anything and that is not right !! Anyway thats the story for us so far, i'm glad you are not experiencing this type of issue. Hope the handover Inspection goes well. Cheers Ger Ger Re: Knockdown and building Henley's Talise Q2 - At Fixing 210Oct 11, 2011 6:43 pm Ger, Sorry to hear your news, what does your variation from May actually say? Chatz Re: Knockdown and building Henley's Talise Q2 - At Fixing 211Oct 12, 2011 6:42 am Ger, That is really frustrating, sorry to hear it. Hopefully that's the only unpleasant surprise u guys will have.... It's almost over. Can't believe you're both having your inspections already. Let me know if and how u organised your own inspector too. Re: Knockdown and building Henley's Talise Q2 - At Handover 218Oct 12, 2011 9:18 pm MrsChatz Ger - how'd you go today?? Hello K, Our Inspection was cancelled as Our site supervisor hadn't done something, i don't know really what it was but apparently some sort of checklist.. We should be scheduling again next week.. I was able to go through the house myself this afternoon and we are so exited about moving in... it looks fantastic !! especially since its been cleaned inside.. I have made a list of things that would be up for fixing, vey similar to you guys.. pointing of mortar, few paint blemishes .. thats it really.. oh and a broken tile on the roof.. I have calmed down a bit after the " 5 month later... Variation !! ", ah well what can we do?.. the amount of concrete they used.. hell we could put another 6 stories on it its just dissapointing that an experienced volume builder could underestimate a slabs requirement by nearly 50%!!? We are so happy for you guys.. your build has just steamed along and appears to have moved very smoothly ? , ours has too its just the "5 month you know what " that gives me the S*i*s. I have to tell you that we were in your area last weekend looking at Dishwashers and very big Plasmas ( that i'm not gonna get anymore cause of the " you know what ) at Harvey Normans between Waverley and Warrigal Rd, we drove around but couldn't find where you place is.. Anyway you never did get back to me about swapping your fireplace for our garage roller door ? whats the story Lady..? See The Mr. Chatz is up to his old tricks posting in work time again indeed Gerry Ger Knockdown and building Henley's Talise Q2 - At Handover 219Oct 12, 2011 9:37 pm Mrs Chatz is all for swapping the fireplace for your garage door, but it will have to over my dead body!
