Heaps and heaps of extra powerpoints (we could still do with a couple more), a few 2 way switches, outdoor flood lights, outdoor powerpoints. Any Builder.. 22Apr 01, 2011 2:02 pm B STAR CA3105 Phillshz $250 of that was the "charge" for the elec to dig the phone line trench and run the conduit for telstra. They charged you extra for that?? It's required for every home, so should be included in their contract price. That's a really cheeky builder... yes its cheeky because they had to dig a trench anyway for the electricity to go it. Builders usually use the same open trench. Actually telstras contractor pays for the conduit and cable. They usually charge extra if you want them to dig a trench. Yeah they did. At the elec apt they asked if we knew if the builder was digging the trench for us,i didn`t know as i thought it would be included as it was never mentioned. The elec checked and found the trench wasn`t included, i wasn`t sure whether telstra dig it for us when connecting the phone so i told the elec to hold on while i checked with telstra who said they didn`t dig the trench the elec/builder does and telstra just run the cable. So i told the elec to go ahead and add the trench to their job list. Does seem like i got "snookered" by the elec who knew everyone needs to have the elec dig the trench for telstra as the builder doesn`t. My brain keeps telling me its a General Post Office. I'm still in the information aquisition stage while subdivision approval is going thru. Any Builder.. 24Apr 02, 2011 1:25 pm Im building with the same builder as jacknruby in my basic inclusion we were given enough lights for each room and all powerpoints upgraded to doubles, 2 tv points, 2 exhaust fans ( we are putting one in the laundry for the dryer and one in the main bathroom as we are putting in an IXL in the ensuite) i havent got my costings back yet from the electrician that our builder uses but we are having 38 downlights in the alfresco, media,kitchen, kids room, and family room. we are also getting 2 x 2 way switches, underbench kitchen downlights, exterior lights and the circuit breaker and tv antenner 5 fans installed (we supply) and oyster lights installed in the bathroom, toilets, laundry and WIR's we have added everything up ourselves and expecting it to come in around $4800 (about $6500 inc all the lights we are to purchase) we are waiting on another quote and will decided if to get it down before or after handover. And was this done at pre-start? I had mentioned this idea to my builder and was told we can't do it. But I am approaching pre-start now and wonder if it will be possible to arrange at pre-start - to have the light fitting replaced with just this junction box in the ceiling. Thanks I'm interested to know this too... We are getting 3 of the Clipsal points installed in the roof cavity. 2 fro lights we are going to install ourselves after we move in and one for a projector. Even if we choose to install a light without a plug we can just remove the point and use the wiring directly into the light. We also opt'd to have them on switches to make it easier later on. This wasn't a problem for the builder and I don't see why it would be for any builder. It is exactly the same as them installing the point for the exhaust fans in the Bathroom. We just upgraded to the basics 44 downlights, 12 extra powerpoints + 2 outdoor ones, extra light points and loops and 2 way switching, and also upgrading of the alarm with extra sensors and door reeds, installing of our own lights we provide for the the bedrooms and fan, and basic exterior lighting (3 x flood lights) Thanks Hi, ours has gone up to $13k and we are also wondering whether we are going overboard with electrical plan or not. Our builder charges $59 for a light point regardless whether the light would be a ceiling oyster light or a downlight so 4 x downlights will cost 4 x $59 and we have in total 79 down lights. They explained that the termination methods for ceiling light and downlight are different but any electrician we will get after hand-over will be able to install the fixtures. I am asking them to explain the cost for pre-wiring cables for telecoms and TV. At the moment they are quoting $95 to run a CAT5 from a central location to a room. If I want 2 x cables, the cost would be 2 x $95. An RG6 cable for TV/Pay TV costs $119 and if I want 2 x cables, that would be 2 x $119. I think they are talking to a wrong contractor and I have suggested them to find another contractor or let me run the cables myself. I know that there is cable in Australia which consists of 2 x CAT52 and 2 x RG6 and effectively, the cabler only need to run one cable anyway. There may be some additional cost in the outlets etc...but simply multiply the cost for one cable to the number of cables does not seem right. BTW, if you want to prepare your house for best use of services made available by NBN, I have done the research and you need optimally 2 x Cat5e and 2 x RG6 cables to be run to the point you want the services to be available. Some of posts suggested the use of Clipsal outlet, may I ask if this means the builder would need to install an outlet instead of a light globe then after hand-over, my electrician can make holes for the downlights then obtaining power from the single Clipsal outlet? I have read somewhere cat6 could be used to stream videos (e.g. Foxtel , DVD etc) and IT / remote control. So basically you could have all the devices (foxtel, blue ray player etc) in one room and access from other parts of the house. Have you done this for your house ?
