What builders would you recommend/build two houses on the one land. So far Metricon seems to be the only ones with a seperate Multi-Dwelling section. I called Porter Davis and they said you have to subdivide the land first. So my questions are: 1) Names of building companies who make two homes on the one property 2) Is sub-dividing your land a difficult expensive process? 3) Is going with a private builder a better idea or with a larger company? Portadavis dont know what there are saying. You can not usually subdivide until you have done townplanning and you can not do townplanning with out basic drawings. Most people subdivide (seperate titles) once houses are finished, paper work cost 5K plus. Also there are fees to bring in electricity etc which can be around 6K. Maybe I could look at Metricon to do a feasability study (which apparently is free). They seem to be the only dedicated ones with floor plans etc. on their website specifically for Multi-dwelling units. Will also look into National Builders Group. Any other recommendations. Surely building two houses on the land would be common? Seen them around quite a bit over the last few years. I've been involved with iver 1000 town planning projects and seen far too many people chosing builders first to select a design and sign up with them to build two homes on one site just to see them loose everything in the courts because they did not know the procedure and regulations to do the town planning. The design must comply with all town planning regulations and you must prove to council why your land should be given permit to build two homes in it. In Victoria must do Rescode 55 as minimum. If yor block of land is bigger than 1000sqm easier to subdivide but if less than 1000sqm you will need full town planning. Only use expert design consultant to ensure design complies with as many regulations as possible and be able to convict council the reasons for the two unit development. You will need various town planning drawings including planning reports, full feature neighborhood surveys and full planning drawings.
