Browse Forums Building A New House 1 Mar 25, 2011 1:01 pm Hey Guys, We are in terms of finalising our home plan and have got a few questions in regards to it. Could you please shed some light on these issues: 1. What is better in terms of roofing (tiles or colorbond)? I want to go with colorbond personally. Its an extra 1300 bucks but is it worth it? 2. We do not own a 4wd atm but for future do you think its a good idea to raise the garage ceilings to 28c? Extra 1000 for raising the ceilings.. 3. Our master bedroom is at the rear of the house. We have currently put a sliding door from the masterbedroom that opens into the alfresco (there is also a sliding door opening from the meals area to the alfresco). Do you think its better to have window in masterbedroom instead of sliding door? 4. We are opting for Hardies Linea weatherboard cladding to a part of exterior facade. Have you any experience with how long its last and its maintenance? Hoping to hear some good advice soon Cheers praj! Hoping to hear some good advice soon Cheers praj! 1. i personally prefer tiles over colourbond. i dont like how colourbond creaks on a windy day. clay tiles are the way to go if you go tiles 2. i think so, if not for now, for resale. but it really depends how tight budget is. 3. i think doors opening onto alfresco is quite nice actually, especially if you have a nice garden. 4. not sure. Its an extra 1300 bucks but is it worth it? - I am in the colorbond camp. I'm surprised that they are charging you more for it though. Usually it is the same price. It depends on what 'look' you are trying to achieve with the house, tiles would suit certain styles definatly. - If the builder wanted to charge me to install colorbond, then I would consider tiles. 2. We've had tiles on every house we've owned and have always wanted a colourbond roof, so when we were given the choice between the two, we opted for colourbond, at no extra cost . Yeah, we are getting more and more inclined towards Colorbond as well. The display home we looked at had a Surfmist Colorbond (whitish) and that has sunk in our minds. It just looked fab. Don't know how tiles would look in a lighter color. Yeah, guess it makes sense to have 28c in Garage then. Our sliding door from the master opens into the patio area (overlooking garden) so you wont be able to see the garden from there but still a nice outdoor setting would make it a nice view from inside. I am meeting our SC this weekend so hope to finalise everything soon. Good luck with you new homes!!! My partner works in construction and sometimes depending on the colour even though it is designed for our climate colourbond does fade. The surfmist though looks hot!!!! Love that colour.....it is going on my garage door Def do the garage...worth it! We have a sliding door from our master onto the alfresco. Check it out......I like the idea of coffee in bed whilst the man reads the paper on a lazy Sunday with bubba in bed with me. Wrexter, your plan is amazing too. Ours is pretty simple. I have attached our house plan. Have a look and let me know if there is anything we must consider before finalising anything. One suggestion from me is to flip your entry door and highlight so it swings the other way. At the moment you'll find your front door will open onto your Theatre door and most likely damage it, or be annoying at least. Also perhaps consider having an overhang on your kitchen bench? Just gives a lot more working space for cooking etc and a great place for someone to sit/stand for conversation if you are in the kitchen prepping food. Also what about moving the door from the linen around into the laundry. Mainly only for the sake of being able to fold and then put straight away. What having a door from the garage into side yard, for transfering plants, bags of soil etc. It could also be another entry into the house, you could then use the laundry to enter the house, if you want to put dirty shoes in there instead. Yeah, regarding the theatre door we have replaced double doors with a single door (french) so the main entrance door can still be opened from the same side as in the plan. Benchtop overhang.. yeah it totally slipped out of our minds.. thanks for reminding.. will def modify that. This plan that I posted didn't contain 2 garage entrances which we included recently (one opens into the verandah and the other opens into the rear access so we can get in through laundry). Flipping the linen towards the laundry is a good idea but it looks like we wont be able to fit 820 door in there as the width is less on that side. Also we are planning to put DHO instead of SOFFIT in the study and ensuite entrance just in case we decide to put a door there in future. Still confused about tiles and colorbond... guess we will just be spontaneous in deciding on that when we meet our builder tonight. Have a gr8 weekend! Just be careful with building stability during construction, that is when the structure may be weakened, refer to your engineering drawings for stability methodology. 1 7231 Thank you so much.
