They also missed that I apparently need 3 phase power for the airconditioner that I've chosen so included it for free (which is good cos I wanted it too ) Have been told they have fast building times. I've heard its nice there.. I don't know what's important to you so what you'll need to ask them but I asked about what powerpoints (double / single), how many per room, TV points, when titles are issued, what is included in the land (fencing, landscaping etc), if the internal walls are sealed / painted etc.. We were shown two plans which would comfortably fit on our block so we chose the one that was more spacious and then made changes to it from there.. Such as changing the shower in ensuite to double, extending the long wall where the kitchen dining and family room is out by 1 m to widen rooms, bringing the master wardrobes and ensuite down by 1.5 m to make our 2.5 x 2 m study into a 4 x 4m theatre, changing the pantry to a walk in pantry, changing linen to walk in linen and having another linen recess etc.. We are building the ultimate Aussie from their new ultimate series. It looks good and we are getting a lot more extras, like carpet vinalm, window and door blinds, flyscreens etc, and still staying under 350,000 oir block size is 567m2. But we currently live in Scarborough and want to stay as close to Scarborough and the city as we can which means we get less for our money! So we're looking at about $390k-$400k for our house and land in pearsall, land is only 300m2 but the way our house is designed, our house is so open and large and we still have some room out the back where we're going to deck and put a spa and such.. I don't know the name of our design, the rep said it was a new one just recently released and there are no display homes of it or anything. But if you know of things you definately want tell your rep asap and he will tell you if it is a pre-start thing or something they can add to the house and therefore it will go on your loan and not your pre-start allowance. Mines the Ultimate Entertainer, which is similar to yours except you have the Open Plan Living extended to where my Alfresco is (although I've doubled my Alfresco too now). Think it's a games room on yours. Otherwise the rest of the house is pretty similar. Has anyone else gone through bluebay? So glad i found this site, we are first home buyers and are very new to all this I hope we dont have to much trouble with them, my husband laid it down to the guy that we are dealing with, told him we want straight answers and no hidden cow manure!! I totally agree about the txting, i hate it, he has both our email addresses!!! hey I just had my settlement went through bluebay... Be careful the broker from resolve told us to show 3000 earlier, during the settlement u have to pay this to your settlement agent,3000 became 4000 for us during settlement lucky I had money...our broker was a disaster didnot do anything ontime properly... Thanks I got the 3 phase power for nothing because they didn't pick up on the fact it was required at the time of signing that part of the agreement, but normally it would cost extra (from memory it was around $370ish but will find out a more accurate figure when I get off work 2nite). The A/C is a Haier Ducted Reverse Cycle one with 10 vents and 5 zones. Will also be able to get the model number for that 2nite. That normally was around $11,500 but I got it for $5,890 due to a Satterly Promotion or something that was going on. Had a choice of kitchen, security or evapourative A/C so said upgrade to reverse cycle and I'd pay the difference. Queried my finance papers today and I've only been given enough for the house and land without any Pre-start allowance. Bugger hey. Small miscommunication between my rep and myself. Can't remember what we decided on at the time but I signed the contract without a Pre-Start allowance on it so that's it. I'm not too phased as I'm lucky enough to hopefully be able to come up with enough cash for the changes I want to make. Just going to forego the Caesar stone bench top I think. Bit excessive for my first home. At least my mortgage will be smaller now! Did any of you pay this? I thought that all fees are included in the loan. I contacted our broker and he said that "it's" the only fee I need to pay upfront and the amount will be deducted during settlement so I'll not be charged double on fees. Is this the normal process with valuation fees? Thanks Guys. Re: Anyone build a house with Homebuyers Centre??? 56Apr 03, 2011 9:34 pm Hi Amandaander, Lols..well, I've put in my head to pay another variation fee for the 2nd time for I contacted our sales rep and did changes to our plan. This time, I've changed our ensuite so the toilet will have a door but still retaining the WIR, we just made the study a bit smaller. The theatre, I've asked to increase maybe a meter more, but still subject to design approval. Also, I've put all upgrades in the variation such as, longer vanity for the ensuite, kitchen cupboards, microwave recess and floor tiling. I'll show you once the improvised plan is done. What's the size of your theatre? Did you changed it? What do you think of the 3.4x3.3 measurements? Do you think it's too small or enough? Thanks. Got my Pre-start kit, and I'm starting to worry about all the extras I'm gonna get.. I think I'll go over the 2000 allowance just by lights alone. Have you chosen colours already? I still can't picture ours..and still looking through home magazines. Would have wanted a gloss finish but apparently not allowed on our series. Want a modern design. I think for us it will be fine, we only plan on have our 3 seater and TV/Bluray in there, plus a small storage unit for dvd's etc. Our main living area will have our larger lounge and coffee table and "stuff" in it. The whole place is smaller than we would like honestly, but I guess we can only fit so much house on a cottage block - and a small cottage block at that! But we also wanted an outdoor area because we often have bbqs so that outdoor area is like another room for us also. We have also got a breakfast bench put in so we wont have a kitchen table so that will give us a lot more room in the main living area. We don't eat at the table now - we either eat outside or at the breakfast bar at our house now so we will continue to do that. Have you land titles come in yet? I spoke to our land people last week and ours have been delayed a few weeks so now looking at end of April. No we haven't done colour choices or pre-start yet....but we are going to go back to the display homes over the next few weeks to get some ideas, I'm hopeless at 'seeing' it but my husband has a good imagination so I am leaning on him a little, but I need to see it, so magazines and display homes will be my way forward as well I think! What lights are you getting? We have to stick to our pre-start budget, we just don't have any $$$ left! But our main things will be an extra exhaust in the laundry, gas outlet to the alfresco, extra powerpoints... I'm trying to save money before the deadline on pre-start for I'm so keen on getting the Saturn range of power switches from Clipsal. They're just so nice and if our budget still affords it, our vanity. Thinking of having the square shaped one and a few upgrades of tile features. Just thinking about it is hard work. Our titles supposed to early April but I will email the land guys and see if we are on schedule or delayed. Regarding the theatre, did you have yours extended? We have the same plan isn't it?
