Srichz is was really worried about losing the WIR and that was one thing I was looking forward to - but the bigger ensuit and extra storage was more important and we currently have a built in and that work for us so that's what we went with. Re: Anyone build a house with Homebuyers Centre??? 22Mar 29, 2011 10:06 am Mishka85 I am building a house with them and had many issues so far and We are frustrated. Hi Mishka85, Unfortunately I don't have a positive story to add to this thread. I had a very negative experience with HBC and pulled the pin on building with them. I can't speak for Resolve because we had our own broker that we went through, but as far as the service from everyone we dealt with we were very disappointed given they market themselves to people who have never built before. In saying that there are quite a few people on here who have had positive experiences with them too, and I suppose that's the same with every builder out there. My advice would be to get everything in writing and ring them constantly for updates if you're waiting on them. Never be afraid to nag because sometimes that's the only way you'll get anything haha! Good luck with your build Slab down 12.4.2011 Bricking started 6.5.2011 Bricking finished 20.5.2011 Roof frame started 30.5.2011 Colorbond 13.6.2011 Re: Anyone build a house with Homebuyers Centre??? 24Mar 29, 2011 4:42 pm srichz ...I just signed up with them last February and there's another person, Sir Snagger who signed up with them last January and I think with him all went well... Srichz Snagger representing!!! Sorry I'm late Hi all. Yes so far srichz is right about my process. Everything has gone smoothly. Part of the difference could be that my land was ready to go when I signed so everything flowed quickly. I'm also doing a No-Deposit loan instead of the Low-Deposit ones (love the folks for that one!). I've got my Pre-Start on Monday so should hopefully go pretty well. Any delays will also probably be my fault but they'll be small things like the colour for my feature wall out front Also, I'm going through the HBC in Bunbury (with Resolve too) so different branch from you lot I think. I heard from a cppl fo ppl who thought they'd been given a raw deal by the bunno branch when they were signing up (Same guy as me too) but I think they could've had high expectations about the pricing that is offered initially (prices always go up from original when you start adding stuff - mine certainly has!). Don't know anything about the Perth branch but only praise for the Bunno folk so far. Main bit of advise if your feeling uneasy about waiting for information is to get on the blower and call them. Ask for ETA's, whats next, etc etc. Especially if it seems to be taking longer than expected. It's the easiest way and you have every right as it is your money at risk if s**t goes down the gurgler. I've been lucky I think in that everything has happened pretty damn quick. Good luck and I'll follow your builds if you have pages with close interest! My build is in my Sig Line (Look down! ) if your interested. Catchya's!!! P.S. If your interested, take a look at this thread. How much is your total mortgage if you don't mind? You can pm if you want. Just interested for I got a friend whose building with HBC in Riva, Piara Waters, and they did it through Resolve Finance and they said they can't add anything because Resolve won't allow them to and at Pre-Start if you add anything you have to pay it from your own pocket. Did you change anything at all from the basic plan and have everything modified including Pre-Start? Thanks a lot. Srichz Re: Anyone build a house with Homebuyers Centre??? 26Mar 29, 2011 6:50 pm That's the same loan - no deposit, we signed up previously they said they do not have that offer anymore ... we had to show 3000 but had to 4000 during settlement because of that stupid broker... we have 2000 pre start allowance and you can go over that for another 2000 but we have to pay that out of our pocket... Srichz As discussed in the PM's, it is a No-Deposit loan, but the trade off is needing someone to go guarantor for you (i.e. putting their house up as the bargaining chip for a portion of your loan - in my case $80,000 out of $400,000 leaving me with the $320,000 portion off my own credentials). I had to sign up before end of Jan but I think that was for another Satterly Promotion thingo that I managed to get on board with too Mishka85 That's the same loan - no deposit, we signed up previously they said they do not have that offer anymore ... we had to show 3000 but had to 4000 during settlement because of that stupid broker... we have 2000 pre start allowance and you can go over that for another 2000 but we have to pay that out of our pocket... I was suggested having at least a $10,000 Pre-Start allowance so I didn't have to pay extra out of my pocket if I wanted more (don't actually know what mine is though!). Just think of the end product and that it will be worth the hassle in the end (and that you probably won't go with them again in the future!) Re: Anyone build a house with Homebuyers Centre??? 28Mar 29, 2011 7:33 pm ooohh...we were told the same as well that during pre-start we need to pay out of our own pocket too... wish they told me this before signing up...maybe my fault as well for not asking lots and lots and lots of questions.... Re: Anyone build a house with Homebuyers Centre??? 29Mar 29, 2011 8:42 pm We have a low deposit loan and we were told we have a $2000 pre-start allowance, we can spend an extra $2000 but need to pay in cash. But our rep has added a lot of up-grades into the house rather than pre-start, so we upgraded flooring, window treatments, painting, rain tank, extra kitchen cupboards, microwave recess etc before pre-start, so our pre-start allowance doesn't need to stretch too far (I admit I'm not sure if that is the norm, I just know that's what we've down). Good on ya amandaander!! What happened with us was that we didn't know, as well as asked beforehand what's going on and how everything works, so we sign the papers and then we decided to change it, that's how i found out we need to pay a variation fee of 200 plus... then i learned just recently about the 2000 pre-start limit and so we again added somethings just now, so....BAM!! another variation fee... Seriously, I am annoyed with almost 1k fee of changes, but I figured I need to change them rather than saving on the fee and regret afterward... Wish I have known before....or my agent explained everything.. Srichz Re: Anyone build a house with Homebuyers Centre??? 31Mar 29, 2011 11:15 pm Geez it really does sound like with Homebuyers it all depends on who your rep is! Hopefully things stay good with the guy we have, and hopefully your guy gets his stuff together Srichz, that is disgusting that he didn't give any info. I hope things improve for you. Re: Anyone build a house with Homebuyers Centre??? 32Mar 30, 2011 1:36 am I'm building with them and so far havent had any major drama's. I settle tommorow which is pretty much right on schedule. I even made major delays all along the way purely as my own fault. I had signed a final draft then told them to throw it away and started an entire new plan. Which I made numerous changes to. I work FIFO and rarely answer my phone if at all while on site and still communicated well enough for me. I flew away to Bali for 10 days just as my loan was being approved with absolute no contact whatsoever, returned to find everything had been sorted out for me in my absence and was ready to settle. My only gripes so far was getting a straight forward answer sometimes. I don't beat around the bush at all and like direct answers. Although pretty much every salesmen in the world will do the same thing. Also text messages. Hrrrg. I'm not a teenager. Send me a damn email if I don't answer my phone. txts justg reek of amateur cover ups. Just call them back and have a more in depth conversation when I get time. Re: Anyone build a house with Homebuyers Centre??? 34Mar 30, 2011 11:20 am Hi we are in the first stages of joining with them, we have been preapproved and are now looking at land, the only thing holding us up at the moment is the area we want needs to be approved by bluebay as we have to go through them to be able to apply with only $3000 deposit. Has anyone else gone through bluebay? So glad i found this site, we are first home buyers and are very new to all this I hope we dont have to much trouble with them, my husband laid it down to the guy that we are dealing with, told him we want straight answers and no hidden cow manure!! I totally agree about the txting, i hate it, he has both our email addresses!!! Re: Anyone build a house with Homebuyers Centre??? 35Mar 30, 2011 1:26 pm Hi My husband and I went to HBC last night to speak to Steven, sales rep... We are looking at building in pearsall and chose our block and our home design and then made some changes to the plan. We are meeting with him again tomorrow night to go over the plans and the new price. Can someone please let me know what pre start is and what the pre start allowance people are talking about means? (Sorry!) Thanks Re: Anyone build a house with Homebuyers Centre??? 36Mar 30, 2011 2:20 pm Hi sdmould, Where is pearsall? Pre start is their finance company, dont know much about the allowance though, sorry. We're going through bluebay for our finance as you dont need as much of a deposit. Re: Anyone build a house with Homebuyers Centre??? 37Mar 30, 2011 2:25 pm Pre-start is where you pick out your finishings for the house (taps, colours etc). We are also doing the low deposit thing the bluebay - so far it is all good...but still awaiting final approval. The limit of the $2000 in pre-start is part of the low deposit requirements so it will apply to you, so speak with your rep about it, but it basically means you can only put a max of $2000 pre-start allowance onto your loan, you can then get apto another $2000 but this needs to be paid up-front and can't go onto your loan. Make sure that everything you want is included in the plan before you sign off on it, and all alterations on in the plan. Good luck. Re: Anyone build a house with Homebuyers Centre??? 38Mar 30, 2011 2:30 pm Hi ajfitz.. Pearsall is north of the river, near woodvale, sorry where are you building? We are going through bluebay as well, they seem very helpful and the smaller deposit makes it quicker for us which is a plus! Re: Anyone build a house with Homebuyers Centre??? 39Mar 30, 2011 2:32 pm Thanks so much amandaander! I thought that all your taps and such were included in the house price? Is that for when you want a different brand or a higher quality product or something? Does this mean that the kitchen appliances like the stove top, oven etc aren't included in the house price and this comes out of our prestart allowance? Sorry for the silly questions!
