Browse Forums Building A New House Re: Anyone build a house with Homebuyers Centre??? 65Apr 06, 2011 6:58 pm Sir Snagger I had my Prestart on Monday and were at it solid from 9 - 4 and had to wait for a cppl of quotes to come back to finish it on tuesday. I discovered that I didn't have internal painting included (which was probs my fault as it was a promo package option and I took the free A/C instead, which I then had upgraded again!) but they offered a reasonable price to have the whole house done at about $5500. Overall, pretty happy with them on most regards. Only real things that were forgotten were as much my oversight as theirs. And nothing big or that couldn't have been made up for later thankfully. $5500 I think still too much for painting..if you do it by yourself it will only cost you roughly $1000.. Our sales rep told us from the begining to do it by our selves and he also said that's what most of first home buyers do...but its good have everything ready to move in.... Unless you mean pay someone else to paint it professionally seperate from the builder, then yes I could have, but too much effort in a process I want to be as simple as possible. We got our pre-start file last night, now wanting on setting up the pre-start meeting. I was told last night that Homebuyers Centre are no longer putting in interal gas outlets in houses because of the new energy rating it'll cost too much. We are hoping that we just fit into the cut off date as we really want a gas outlet for heating - electric is too expensive to run, so waiting to hear back about that. And we are still waiting on land titles! Hopefully that won't be too much longer! Hope things are moving along nicely for everyone. He explained about the energy rating as well, I thought that was just in our area that we are building. We are still waiting on our land titles and final plans for I just signed the recently updated variation forms. We have upgraded ours to floor tiles, raised ceilings, extra cupboards, larger vanity for the ensuite (might add another vanity at pre-start) and updated our elevation as well. Do you think they would allow us to add another window at pre-start? When is your pre-start meeting? Have you started your own thread? Be sure to update us about it. Our rep is under the impression that it is ok if you have pre lims signed before beginning of last week, but if you signed after that then you can't get it, but he is confirming it is the prelims that needed to be signed and not the building contracts so I'll let you know what he says to us. No I haven't started my own thread, I more enjoy reading others... I am pretty sure windows are classed as structural changes and therefore are not allowed to be altered at the pre-start meeting, so if you want it maybe make changes before that meeting? But it will cost you the $240 if you have signed your building contracts. Do you know when your land titles are expected to come through? I need to contact our land agent (who I'm pretty sure is the same as yours) and ask what the new expected date is. We don't as yet have a date for our pre-start meeting, we just got the file, so I'm waiting on the call to set up the meeting. I got my loan documents sorted and have had my settlement confirmed for the 21st! 2 days to go! final plans and variations will be at home waiting for me when I get back from work next week too. As for that window, yes that is definitely a structural change best done before prestart. Good luck to both of ya's with your prestart's. You'll both have a ball! I know I did. Nice work! Mine shouldn't be too far away either. Have been told that the pad will be going down in 3 - 4 weeks. Still waiting for my schedule but anytime between now and then if everything keeps going as smoothly as it has so far.
