How much is your total mortgage if you don't mind? You can pm if you want. Just interested for I got a friend whose building with HBC in Riva, Piara Waters, and they did it through Resolve Finance and they said they can't add anything because Resolve won't allow them to and at Pre-Start if you add anything you have to pay it from your own pocket. Did you change anything at all from the basic plan and have everything modified including Pre-Start? Thanks a lot. Srichz As discussed in the PM's, it is a No-Deposit loan, but the trade off is needing someone to go guarantor for you (i.e. putting their house up as the bargaining chip for a portion of your loan - in my case $80,000 out of $400,000 leaving me with the $320,000 portion off my own credentials). I was suggested having at least a $10,000 Pre-Start allowance so I didn't have to pay extra out of my pocket if I wanted more (don't actually know what mine is though!). Just think of the end product and that it will be worth the hassle in the end (and that you probably won't go with them again in the future!) But our rep has added a lot of up-grades into the house rather than pre-start, so we upgraded flooring, window treatments, painting, rain tank, extra kitchen cupboards, microwave recess etc before pre-start, so our pre-start allowance doesn't need to stretch too far (I admit I'm not sure if that is the norm, I just know that's what we've down). What happened with us was that we didn't know, as well as asked beforehand what's going on and how everything works, so we sign the papers and then we decided to change it, that's how i found out we need to pay a variation fee of 200 plus... then i learned just recently about the 2000 pre-start limit and so we again added somethings just now, so....BAM!! another variation fee... Seriously, I am annoyed with almost 1k fee of changes, but I figured I need to change them rather than saving on the fee and regret afterward... Wish I have known before....or my agent explained everything.. I even made major delays all along the way purely as my own fault. I had signed a final draft then told them to throw it away and started an entire new plan. Which I made numerous changes to. I work FIFO and rarely answer my phone if at all while on site and still communicated well enough for me. I flew away to Bali for 10 days just as my loan was being approved with absolute no contact whatsoever, returned to find everything had been sorted out for me in my absence and was ready to settle. My only gripes so far was getting a straight forward answer sometimes. I don't beat around the bush at all and like direct answers. Although pretty much every salesmen in the world will do the same thing. Also text messages. Hrrrg. I'm not a teenager. Send me a damn email if I don't answer my phone. txts justg reek of amateur cover ups. Documents waiting for me to get home to be signed. I get a txt msg everynow and then, but I think mine are actually voice to txt answering machine conversions. Has anyone else gone through bluebay? So glad i found this site, we are first home buyers and are very new to all this I hope we dont have to much trouble with them, my husband laid it down to the guy that we are dealing with, told him we want straight answers and no hidden cow manure!! We are looking at building in pearsall and chose our block and our home design and then made some changes to the plan. We are meeting with him again tomorrow night to go over the plans and the new price. Can someone please let me know what pre start is and what the pre start allowance people are talking about means? Pre start is their finance company, dont know much about the allowance though, sorry. We're going through bluebay for our finance as you dont need as much of a deposit. We are also doing the low deposit thing the bluebay - so far it is all good...but still awaiting final approval. The limit of the $2000 in pre-start is part of the low deposit requirements so it will apply to you, so speak with your rep about it, but it basically means you can only put a max of $2000 pre-start allowance onto your loan, you can then get apto another $2000 but this needs to be paid up-front and can't go onto your loan. Make sure that everything you want is included in the plan before you sign off on it, and all alterations on in the plan. Good luck.
