Browse Forums Building A New House 1 Mar 15, 2011 1:17 pm Hi Everyone, We're building a new home with Fairmont Homes on an existing site and therefore had to demolish our original house. Our slab will be going down on Thursday and have had to fork out money for soil removal after the footings were done and now they want us to remove some asbestos they uncovered which is looking to cost another $450. While we were prepared for the cost of the house as per the quote from Fairmonts, it's all the additional costs that seem to be ongoing that are driving us mad. Just wondering what other costs we need to be prepared for. Re: Additional Costs 2Mar 15, 2011 1:48 pm I suggest you have a look at the "provisional items" section of your contract; it might give you an indication of where items can go over budget. From memory mine included an allowance for double handling of materials (if site access is difficult) which I was refunded at the end of the build. In the case of the extra soil you had to pay to have removed I told my builder to leave it on site so I could use it for gardening purposes at a later stage. Also I had to pay for some crushed rock to put over the nature strip to "protect council assets"; each council has different requirements so maybe call your local shire to find out what they need. Thanks Mclaren - I'll go and check out your thread Re: Additional Costs 6Mar 15, 2011 2:49 pm we had to 'find' an extra $30-40,000 on top of what we borrowed: Some of the extras we got hit with: Extra costs to prepare/cut block Cost to dump soil (was double amount estimated) about $13,500 cash deal Fire rating mysteriously changed- sarking/metal screens/scribed caps etc etc Extra concrete Unicorn tears... not cheap! (well, not really but we wouldnt have been suprised to have been charged for some) Good luck, and as others have said, check all the prime costed/provisional things in your contract- they are the things most likely to change. Re: Additional Costs 8Mar 15, 2011 4:40 pm Hi Jemma, We're half way through a knock down rebuild, some of our 'suprise' costs for the block included: * change of stormwater location & council requirements, $4000 * Repair of broken footpath - $600, * water meter replacement $300, * double handling/crane/spotter fees/lollypop man etc = $6,500. * Temp power pole $1,200. * Re-establishment survey $770.00. We estimated a very generous site allowance (25k) which ended up being spot on. We thought we were going to get away with about $15k-18k, but the suprise costs ramped up to $25 all inclusive. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13063 Looking to tile the facade pillars rather than rendering.
