Anyway, I am now still at stage one where I need to pick a home builder for my dream home. It comes down to below 4 builder and I am hoping to get some vote from you guys. 1. Metricon 2. Clarendon 3. PLease help me First of all, if you are thinking of building anything of that size with the first 3 builders for the $200k budget you say you have forget about having much in it. The last of the four could possibly accomodate but you won't get much bang for your buck. The rough rule is this - forget about base prices as they are never a true indication of the end contract price. For a house of around 250m2 with all site works taken into consideration on a flat block you could in today's market with those first 3 builders pay in the vicinity of around $200k. However, that is without carpet, tiles, water tank, aircon, driveway, turf etc. Adding all these things to the build will probably push your bill up to around $240 - $250k. Like I said earlier, you may be able to do something of that magnitude with builder 4 but if you do a bit of research on product review you may find yourself questioning the possibility of any of the four. If so, we are about to build with them so here is a good idea of what you can expect. We are building their cheaper range and upgrading a few things like ceiling height, door handles, ceasarstone bench and a few other small things and also added an outdoor room worth $8k. Our home is 21sq and came to $185k not including driveway/landscaping/upgraded electricals. Our land was flat already but soil was type M so added a bit to the cost. You could get what you want for your budget, but it will be a bare bottom home with all the cheapest options available. And I guess that's assuming your site costs aren't too high. Our home is not by any means high end, but I believe will be good value for what we are getting and will be in the $250,000 plus region by the time we have landscaping, driveway, patio and fencing done etc. What I can say is we have been very happy with our builder to date, and I cannot see that changing over the last stages to completion.
