Browse Forums Building A New House 1 Mar 09, 2011 11:37 am I've been following this forum for quite a while now (Field River Estate, Trott Parl). My partner and I are building with Sterling Homes in Adelaide and after nearly 10 months of frustration, tears and patience our house has finally begun.
We are building the Caufield (modified) as we have a long and narrow block in the South of Adelaide. We loved the basic design of this house and the fantastic sized rooms as well as the openess of the family area. Once I have worked out how to attach an image I will post on here. All our troubles started when our settlement was delayed by 2 months, our design was knocked back by council and having to change our design to comply with an unknown 800mm split level we required. After heartache and lots of tears our house was finally approved by council in November 2010. Slab was pored on 26 Feb 2011 and now waiting on construction to start (have not received a dat) The reason for beginning my own thread is that I was wanting any advise on how to deal with chasing up of the builders from here and assistance if anything was to go wrong from here. Ill post a pic of the plans tonight or tomorrow- dont have on my comp so will have to get them on here some how. hehe. Spoke to our builder today as we should have been contacted by our SS by now but they said we dont have direct contact with him but have to go through a liason for any enquiries. Is this standard or do I have to try and track down our SS on site to introduce ourselves. We did most of our communication with our builder through their generic email, or called their office. We've only spoke a couple of times over the phone to our ss but that was mainly about a council issue and last week when we asked about when our pci will be. Any issues we raised via email got resolved pretty quickly. We tried not to call too much. You must be so excited. Very excited until the SS told us the site had to be clean before they started work. Will contact the builders to get their contractors to clean away the absolute mess they left behind- I would do it but there is so much steel and mesh ****** around I dont want to be picking that up. The rest of the block is set to be smoothed out and maybe even the terraces done next weekend so thats something to plan while we wait Re: Building our dream home in Adelaide 13Mar 11, 2011 1:32 pm If you already have a slab, wouldn't the mess that's been created, be attributed to the company that SS works for, and therefore he can clean it up? Congrats on starting your thread. We tried numerous times during our build, to get SS phone number, and were told we weren't allowed to have it. The first time we spoke to him, was to book in PCI. I have emailed the builders so hoping to get a reply back, Its a different contractors which are not with the SS, they come onboard for construction only. Piles of roof tiles were thrown next to the skip bin, instead of in it. Thanks was very excited, then I emailed our contact/liason who i have had words to before about their contractors leaving the steel and mesh every where and said I just wanted them to be aware that we will move it to somewhere where the builder can put it in the skip when it comes and got an email back- quite rudely saying that as per our contract that we were going to remove the excess soil- even though i had already said we would move it but the amount of crap left would need to be removed first. Long story short we did this to save some money as a friend was going to remove it but strictly put in our contract that we needed 2 weeks notice before any work can be done for us to remove the soil on the day the trenches were dug (this was put in back in October and confirmed with them AGAIN in January). needless to say that this was never done and we are removing it this weekend (4 weeks after the fact) and they throw it in our face as if its our problem. Looks like we have done more work then the builders ourselves. Timber frame is meant to be delivered tomorrow (which I hope will still happen) but with all this rain forecast I doubt they will start anytime in the immediate future. I am so sick of waiting (thats all we've done) I just want a house. it will be exactly 12 months next week that we signed our contract for the land. Sorry just venting!
