Browse Forums Building A New House 1 Mar 08, 2011 9:34 pm My partner and I are just about to settle on our first block of land and been looking at builders. The land is 550sqm, flat and in Fern Bay. I have been reading a few posts and one thing that caught my eye is the amount of "colour selection" posts where costs seem to rise even more. When working out my costs I have something similar to this Base Price - $x Site Costs - $x Basix - $x Fire Requirements - $x Sump Trench Requirement - $x Upgrade Package - $x Facade - $x Fencing - $x Driveway -$x Flooring - $x Air Con - $x Variations, ceiling height, cabana - $x (plus others im sure i've missed right now) Now this comes to a grand total. Now it appears people mention that color selection then adds even more. What is involved in a colour selection and why are costs going up (I've seen people mention $35k for color selections etc)?? Is it just for extra's above the standard inclusions/colors or are they bigger decisions to make during this stage. This part of the process puzzles me and any help would be great. Re: First Time Builder 2Mar 09, 2011 11:34 am We kept our upgrades to a minimum during colour selections. If you're happy with the standard inclusions or can live with them, then it shouldn't cost too much. We upgraded tapware and toilets, upgraded bathroom frieze tiles and veranda tiles, but left most other things the same. I think all up we added a couple of thousand during colour selections. You could add heaps more if you upgrade all your doors, kitchen benchtops and splashbacks etc. I think you can make it as cheap or as expensive as you want to. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: First Time Builder 3Mar 09, 2011 1:56 pm Thank you for responding much appreciated. I think I am understanding it more now. We have allocated $15k budget for flooring. In our colour selection we might choose more expensive tiles so it may come out more and that adds to it from standard range. Thanks for your help. Can anyone give me any onfo on New Homes WA?
