We just have our case lodged into regional office by SC and we really need to seriously think of windows size and location. @Chris & Heli, I just briefly check your downstairs windows and they look great and much better than the default one. The default sliding door on Alfreso side which is promoted to be 24*30 stacker doors doesn't position properly. I also like your idea to extend the office window width. We thought of having double glazing glass, but were told the low-e class glass in PD's promotion is also good so we probably won't upgrade them also due to cost concern. Wish we had no window in the home theatre though, now it's just more work to brick it up ourselves. We didn't change anything on the front. The facade is not able to be changed. So, once you choose it, well, with the Hampton facade at least, you get what you get. The only change we could make was upgrading to double glazed. From memory the low-e glass was about 70% heat etc of double glazing. But it's been a while. It's strange though, it's increasing window size that usually decreases energy rating, not the other way around. Our window ended up being a single 1.2sqm stretch, I think your choice is better if the sitting position is on the window side. We went for the smaller windows, so that we could easily block them out. At one point we were thing of putting the TV in between the windows, but that is the short axis of the room (only 3.5m) so given the doors are a large 920mm wide (each) we'd have our noses on the TV. We we've rotated it by 90 degrees, and are going to put the TV at the end (on the left as you walk into it) and make use of the natural framing created by the plumbing stack. Now, finding a decent set of couches or chairs for four people to fit in 3.5m is quite a challenge! The slab has been finished within normal building tolerances, so nothing for PD to fix. However, the slab's variation is not within the flooring manufacturers tolerances; they are tighter than the building code. So now looking at having the floor levelled. I'm still awaiting a call back from the leveller, so I have no idea of costs involved. Has anyone else who has done flooring post handover run into similar issues? That's exactly what I would've done also in your situation with the two side windows, the worst thing would be to have glass diffusion behind your main speakers, but it won't really impact your surround channels. Get a comfortable 3 seater, they're usually large enough for fit 4 people. We got a black one with a chase opposite the door, we can quite comfortably sit 4 people. AAMI could not insure over the web as the calculated value was $1.1-1.3m and they would not offer insurance. 7 years ago I used to work for AAMI, but I've forgotten if they just value the home (as in construction costs only) or combine it with the costs of the land, which tends to float the value of the land. Or if I need too. GIO failed for the same reason (but I think they are both owned by Suncorp, so use a common back end). Real insurance etc managed to ask the right questions, namely, how much would it cost to build the house today, new. Can answer that one! But the budget ones don't appeal (perhaps it's a hangover from my AAMI days?). So, whom have people insured their homes with? Have you installed cavity or any other doors onto your WIR & ensuites. have you customized your Terrace baluster? The quotation only says it's 1100m high and I guess the display home one must not be the default, so not sure what default will look like.
