I would recommend that you visit Hopeturn couple of times pre your selections appointment, same thing with national tiles. Couple of things that surprised me were that tiles (part of our promo) weren't included in the cloak room and storage room. Also if upgrading your tiles allow 10% extra of price for wastage. Make sure all documents are correct and your selections a clearly stated as this your only recourse in an event of a dispute. If your want prices just yell out as I happy to tell you what I got charged. Its exciting to see when the house finally takes a 3D shape. The Waldorf has my favourite Master bedroom from the PD designs Ive seen. Like an luxury apartment in itself! Thanks PD for the comedy, it really cheered me up Re: Building a Waldorf by Porter Davis 347Aug 10, 2011 7:02 pm Welcome Rob & Karen to the waldorf thread Since you are having your tender appointment soon, all structural changes should be decided at tender (adding/removing doors, windows, walls, niches, increase ceiling heights, selecting the wider fridge space options, stair case selection, cabinet layouts, ducted heating/cooling upgrades, extending your garage) Once you sign the tender PD will not allow any further structural changes. Make sure you check your documents before signing. At tender I noticed they has asked me to sign the waldorf with the wrong facade name. good luck with your appointment! At electrical I had informed PD that I will be hanging a chandelier near the stair case void. I was just informed that I cannot add any more weight on the roof trusses because it has Not been designed to accommodate a chandelier!!! The display home's roof trusses had been designed to accommodate the additional weight but the standard waldorf roof trusses are not designed to accommodate the weight. Is anyone else hanging light pendants or chandeliers near the stair case voids? I will have to call my CSA tomorrow and ask why I was not informed at electrical or at the contract appointment. Just thought everyone should know there is this problem. U can hang the light but u need extra reinforcement in the roof trusses like metal brackets which could distribute the weight. I would tell PD that its in the contract and for them to figuring out. Thanks tstr1a I find the ability to get prices challenging to ensure we are not wasting our time and also PD's time in quoting up something that will take us over the budget we want to work within a challenge. As T said feel free to shout out if you want a hand with prices etc. I think i noted most of the things we picked up on and things to look out for in this and the other porter davis thread. One thing to really keep in mind is if you want to do any sort of home automation, do your research before hand and also don't rely on the Argus consultant to guide you through this process. We found that there wasn't much guidance for the smart home wiring (expert advice). Rob is very cluey with this sort of thing and did a lot of research and comparisons but wasn't able to get the answers to some of his questions when we had our electrical appointment (thinking that that's where we could get them answered). When we finally did find out the answers it was too late to change the electrical spec. So if you have got a bit of time up your sleeve bfore your electrical appointment and you are wanting to really trick out your theatre room and any other room down stairs for that matter, I recommend speaking to Rod from AudioVisual Dreams (he is on home one) or PM me and i'll get Rob to give you some information. That's the unfortunate thing with building a double storey, you can't retro fit the downstairs! Another thing to maybe consider (although small but i'm glad that we chose to do this) is to reposition the washing machine space to be next to the laundry door. In our promo (complete) the washing machine bench was included but we found that by moving the washing machine position it gave us more usable bench space. There was no charge for repositioning this. Also on the topic of laundry, consider a laminate benchtop along the wall on the theatre room side. If you have overhead cupboards included in your promo, it just finishes that wall off a bit better for a very small outlay of approx $240 on the end wall. i've worked over 12 hours today and my mind has gone a bit fuzzy if i remember anything else, i'll let ya know! The first house they did for PD was a Waldorf 48 funny enough. He told me that they used the store room in the laundry as their server room. These guys are really good. The guy building the Waldorf ended up spending $80k. They will show you the plans if you ask. The second floor is almost complete with the balcony and roof trusses still to be completed. We are both really happy with the structural alterations we made; the biggest alternation we made was removing the staircase void a combining two bathroom to make a share bathroom. Removing the void creates two pathways to the upstairs rumpus. I’ll post pics on the weekend. Here is a small structural change tip for anyone considering building the Waldorf, this will make a big difference to your Master bedroom while efficiently utilising space and I bet it won’t cost a thing to change as it only evolves moving frames. Even my detailed and technically orientated mind missed this one, actually I did think about it but forgot to mention it at tender. Consider moving the linen cupboard and return air 500mm forward in line with the door jamb in bedroom 3. This will give you 500mm (half a metre) extra length in the Master bedroom and reduce the staircase landing area by the same amount (too much space is given to the staircase landing). Doors will be flush to the walls inside the bedroom as well. What do you think guys? What we did do, was square up bed 3 by removing the little kink. Slightly less space in master BR but bed 3 is more square and easy to furnish. Has anyone else encountered this problem. We too asked for extra noggin in the stair void for a chandelier. Would be quite upset if it can't be done. Will ask my SS during our walk thru next week but just want to find out if anyone else has this issue and what PD has done... I would have thought cloak room is part of the entry area and store room is ajoining a wet area (laundry) so tiles will be included. We were told different things by our CSC, tender person, Hopeton & National Tiles... In the end, they checked and rechecked and rechecked and we got the tiles included. Mind you, cat 1, so, we ended up spending heaps more coz we upgraded all the downstairs tiles to porcelain. Mews, happy to help.
