Getting a move on things now. Looking at Queens Birthday Weekend to move in. So far, im happy with progress. But quality of paint work from what i've seen isnt the best. They say 3 coat applied. But i can see white undercoat in many areas where it looks like barely one coat of the final colour has been applied. Other little things that need fixing: -some of the upstairs doors aren't the same height. Out by 1cm or more. (very noticeable) -lighting under the kitchen overhead cupboards are not what we were told they would be. (not integrated into the cupboards) -Our special flip down power draw in the kitchen island was wired wrong. Hilariously wrong. Even the SS cant work out how the sparkies did it considering he stood infront of them and showed them what needed to be done. -Plaster around the Stairs and Cornices not completed / installed. -Tiles have been laid over a damaged bathhob so theres no waterproofing or even a backing under 1 of the tiles.... -misformed plastic cover over 1 powerpoint. (easy fix, trivial almost) just surprised they would even bother installing it. -Some separation of the trim around the eaves and the house. I'm going to give the benefit of the doubt and put this to the house settling / Building works disturbing this. -Bunch of other little things not worth mentioning. Hi Sogg, We got wall tiles in the laundry for Brookwater 49, but it is only a small section above the benchtop around the tap area. Not full wall tiles. It is included in the tiles' selection. Re: Building a Waldorf or Marriot by Porter Davis 7608May 02, 2015 6:47 pm Last weekend, on the second day that the Waldorf Grange 50 was open to the public, we went and had a look at the newest member of the waldorf family. Featuring the Long Island facade, a close cousin to the Hampton facade, neither would look out of place in upstate new york. Featuring the same interior style (Classic Hamptons) as the Berwick Waters display, the lighter colours suite the open and flowing nature of the home. The Grange is basically the same floor plan as the Waldorf, it's the upstairs where it is different. The largest difference is the Void. When I look at the void and look up, I see my heating bills do the same! Not to mention the noise. My first question, is can you fill it? Just my preference. Walking into the kitchen, towards the rear of the house, you get the Void. Look back into the house. The kitchen is a slight variation of the Classic kitchen at World of Style. One of the things that I feel was so right about the Waldorf, and so wrong about the Grange, is the placement of the entry to the terrace. Or where the master ensuite is. The master ensuite is long and stretched. Like the master ensuite, the master bedroom is at 90 degrees to what the normal waldorf is. The retreat in the master bedroom. The view from the master bedroom, through the ensuite to the terrace. The view of the master bedroom, from the corner. The view from the master bedroom towards the rear of the house, showing the Void and the landing/rumpus. For those of you who liked the Hampton facade, but liked/needed a balcony, there's one for you. It's a big house! Please go and have a look at it and see what you think. I love them interior style but the floor plan just doesn't do it for me.

Im especially worried about the damaged ones around the articulation joint! Yes, I'd probably opt for the solid wall option in the master en-suite, so no privacy issues to master bedroom, you still have the balcony, the terrace becomes anyone's then and not just reserved for the master! there's now a more direct route from kitchen to terrace! The heating bills for the void i don't see it, if you have it filled in and same window areas it would be same effect, the windows are broken into 2 sections, limiting some downdrafts issues, however with such a large glazed area, you would be wise to consider your heating and cooling in that area carefully to avoid large asymmetric irradiance problems on hot and cold days. Trench hydronic for heating and probably a couple of large punkah louvres for cooling directed to the centre of each window from the balcony directly across. The 50 in Greenvale is north oriented at the rear, so south at the front, so i think also careful consideration of glare in summer is required, i was there yesterday and when the sun comes out, its really bright there, almost too bright on the ground floor in the seating area in the void, TV out of the question, and there is no TV there anyway. By contrast the 48 Waldorf in Williams Landing is North oriented at the front and is considerably darker overall by comparison to the 50, perhaps its mostly an orientation thing - driving that and not necessarily the atrium in the 50 Waldork !!!
