I'm impressed how well you are keeping your 'cool'. I have only shared a quarter of the problems that I am having. If I think about my experience too much it makes me break down and cry... which I am very embarrassed to admit. I'm lucky that my wife doesn't read this forum because she doesn't realise half of the stuff that's going on. All that matters is that I get her the dream house she has always wanted... even if I have to become severely depressed in the process. I will be posting up another issue tonight. At the moment all that I'll say is that my house has an "attachment issue". Chin up. Lucky your on the ball. I agree with not saying too much to the other half and stressing her out as well. I would have done the same. Sometimes the process is so bad that you end up hating your house through no fault of your own. One of the odd things was that I'd requested Colourbond Coolmax (only available in WhiteHaven); it's aimed at the commercial market, mostly as it has 9% better reflectance than ColourBond in Surfmist. PD's answer was what was odd. They checked with their installers who cover our area. Two of them said flat out no. The third wants more detail (my guess is trying to work out if it's worth his while). So we're waiting. Whilst I realise that it's a little more expensive than normal colourbond, I was not aware that it had different installation requirements... So, we get the roof I want, ColourBond CoolMax, only if an installer is willing to put it on... Otherwise, the only unknown was the setback and whether the terrace needed to be masked off/walled in, which it did. Even the rear one as I might be looking at a tree in the neighbours back yard. What they use to partially mask off the views is ModWood, and it's frightfully expensive. The replace the 1M dwarf wall on both open sides of the terrace was a $3K upgrade! I suggested a cheaper real wood, but evidently this can not [will not] be done. So, overall, it was good. They complimented us on how prepared we were and that we had a firm idea of what we wanted; no need for marriage councelling here! We're mentally exhausted, but happy with the outcome. The only nagging thing, do we put the eaves that we've extended along the sides of the house, along the back as well? Not sure on this one ourselves. Thoughts people? It will be interesting to see what our Site Supervisor has to say about this tomorrow at our next meeting. This discovery... if true... would suggest that the frame inspection report conducted by the Surveyor will need to be redone because the frame is surely not complete if it isn't bolted/screwed down properly. I will be putting a blog post up about this tomorrow... once I have had the site meeting... so that I can report on if (or how) they are going to fix the problem. Beware PD's supposed "independent" surveyors, I've heard rumours of under-the-table deals. The expression "Don't bite the hand that feeds you" comes to mind... We also have eaves all around the house, purely for aesthetics, and even around the garage. (We wanted to light up the front of the garage with downlights.) Can't believe it's a 3K upgrade to get rid of that dwarf wall on the terrace, wow. We are supposed to have a dwarf wall as well. We figured we'd want the dwarf wall there anyway, if we rip off the Modwood after we move in (as plenty of others have done). Guess we'll see if we like our neighbours first, ha ha. On another note my parents live on a 55 acre property in little river one day I was asked to check mums oil in her car, as I lifted the bonnet so did something's head lol. It was wrapped around the battery.
