Browse Forums Building A New House 1 Mar 01, 2011 1:39 pm We are building at Sydney. The building started at last September, now it has been five and a half months, but even the roof tile has not been finished. Is this slow or just normal? How about yours? My neighbor is with another builder, they started at last December, three months after us, but now they are nearly at same stage as us The builder changed our site supervisor last week, and this week no one works on the site, looks like another week will be wasted. What can I do? Re: Five and a half months, even roof tile has not been fini 2Mar 01, 2011 1:46 pm You should contact your contract administrator, or if you have the new SS number call them. Does your contract have a time line in it? There may be a shortage of material or tradies, but either way this should be communicated to you as the owner. Our slab was layed in mid October 2010, and our PCI is next week, in the scheme of things ours is fairly quick, but in saying that ours is a simple design with a project builder. Your build time can be very different to next door as the circumstances are always different, in saying that it does seem like a long time to get you to this point. Give them a call, or better still send an email, sometimes it doesnt hurt to get things in writing! Good luck edited - typos (and lots of them!) The road to success is always under construction House completed April 2011 - slowly making it a home... Re: Five and a half months, even roof tile has not been fini 3Mar 01, 2011 1:48 pm It sounds very slow to me, it must be very frustrating for you. We are living in the middle of a building site, renting where there are all new homes being built. I have noticed some are slow and others very fast. Our builder started on a double story home about 5 weeks ago and the are bricking the home at the moment. Our pipes were laid 2 weeks ago and the wood and window frames have been delivered this week for the frame to start at the end of this week. I think five months is way to long. Re: Five and a half months, even roof tile has not been fini 4Mar 01, 2011 1:50 pm How long to they allow for in your building contract for completion? I don't think there is much you can do about it, until they go over that period of time. It seems like it's going slow, compared to some builds. You could email them and ask for an explanation. Our house was built in 4.5 months, so very quick. Our builder was building a large number of houses in our street at the time, so think they had a steady flow of tradies through. We've got houses near our house which had site start 6 weeks ago, and are now at lock up. I think some people get lucky with a quick build and others unfortunately get the slow builders. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Five and a half months, even roof tile has not been fini 5Mar 01, 2011 3:41 pm thanks all yes, I feel quite frustrated. I am renting, and I now need to pay both rent and mortgage, really a big pressure just sent an email to the administrator and the new site supervisor, but I don't think it's useful the contract is useless, in the contract, if it's delayed, they only pay you $15 every working day, that's $75 every week at this time, i think what I can do is just to give some push and wait Re: Five and a half months, even roof tile has not been fini 6Mar 01, 2011 3:49 pm After reading posts on the forum, I think maybe I should open a thread and broadcast our building and the following landscaping, though it's a little late, but I think it will still be interesting and be helpful to others Re: Five and a half months, even roof tile has not been fini 7Mar 01, 2011 3:57 pm Thats terrible $15.00 a day and you have to pay both now. Don't these builders care that people are put in this position. It's never to late to broadcast your build, it's so helpfull reading everyones posts. Re: Five and a half months, even roof tile has not been fini 8Mar 01, 2011 5:50 pm As bad as it sounds - have they gone over their contract period? If not you really don't have a leg to stand on to complain at this stage. The $15 a day is standard in NSW - pretty much everyone who builds in NSW has this in their contract - nothing out of the ordinary. Be very careful in broadcasting your story. By all means if there is factual complaints about the build you are able to put it in writing. But always remember emotion has no place in the broadcasting - builders do read this forum and there has been cases where they have taken formal action against people for saying "untruths". Some things are worth waiting for. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
