Browse Forums Building A New House 1 Feb 28, 2011 3:38 pm We are wanting to know if anyone has had a problem with their builder with making some changes after pre start and before construction starts ? We are building in WA and had talked to our sales consultant about a double shower in the en suite, at that stage we decided not to go ahead with it. We had also paid for an upgrade package which included round inset sinks in the kitchen. We went to pre start and decided that we didn't like the twin round sinks and were told that the only other option was the double style but not inset. We decided to go with that but were not that happy about it, by this stage we were over pre start as we had been there for 6.5 hours. Our house is now in scheduling and that is due to be completed any day now. We have both now decided that we would prefer to have the double shower in the ensuite and inset sinks in the kitchen. We have now been told that we are unable to change it , the site works have not even started on the block yet. We are wondering if anyone on this forum has had a simular problem, and if so was it solved to your satsfaction ? Re: Changes after pre start in WA 2Feb 28, 2011 5:02 pm Plans may have to be resubmitted to council and you would be charged the fee as well as variation order - but it should be able to be done. Re: Changes after pre start in WA 3Feb 28, 2011 6:13 pm I changed a few things after prestart. My builder didn't even charge me a fee for this thankfully as there were a few changes here and there. I don't see why if the change doesn't require a structural change that it can't be done, it would be up to the builder and they would typically charge you the variation fee. Thats the whole point of the $250 fee - to pay for the inconvenience, paper work, time etc. I would just say 'change it and then post me the contract change. Thanks'. As we have said we cannot understand how at this stage it cannot (or will not) be changed. We understand and are prepared to pay the price we are being quoted to get the house that we want. None of the changes effect any of the structure of the house, that is the frustrating thing for us. I do realise it will delay things a bit. At this stage I do not want to say the builders name, but they are a large building company in Perth and have been around for a long while. But I am pretty sure she was being lazy and it was too hard for her. Otherwise what is the point in making sure we know about the $250 fee to make changes?! I will happily say that we are building with C*llier Homes in Perth. We have been very happy with the process and we should be starting the build in a week or two Slight delay because of us making the changes. At least we will both be happier with our new home. Re: Changes after pre start in WA 10Mar 10, 2011 4:50 pm We were advised yesterday that we have finished the administration stage and we are now in construction stage (whatever that means) All our changes were completed. Now we are told that we will be contacted next week with details of when the site works will start and the pad laid. Process of 3 to 4 weeks, then 26 week to completion WE HOPE. It is a bit of a concern that there does not appear to be a lot of forum users building with our builder, even though they are a relatively large company in Perth. Experience has been good so far. They told me they are pretty busy with work at present which given there is meant to be a downturn in new home construction in Aus is probably a good sign. We are trying to down size and also allow for enough room on the left hand side of the block for access for our caravan. I am still trying to work out how to get a copy of our plan on this forum for people to see.
