Browse Forums Building A New House 1 Feb 27, 2011 3:48 pm How can I prove this? My house has a fairly flat, colorbond roof and no man hole. I am pretty certain there is no insulation in a large part of the ceiling. The day before it got plastered it had not been insulated, there was an unopened bag of ceiling insulation on the floor, well that bag is still there, still unopened. I asked the plaster if they put the insulation in and they said yes, when I asked about the bag they said it must be leftovers. How the hell can I check if there is no man hole, the roof has all sorts of flashings and has silver wrap underneath it, even If I got a roof sheet off I still wouldn't be able to see. If you have down lights you may even be able to remove the glass, globe and reflector and see if there is insulation or insulation caps to keep th insulation off the lights. Ceiling fitting usually have holes for the wires and you may be able to make the hole bigger, provided the fitting will still cover the hole and inspect from there. Re: Flat roof, no man hole, missing insulation??? 4Feb 27, 2011 7:41 pm Could you contact a building inspector? Lots of H1 members have used them with great success. I'm sure a good building inspector would be able to establish whether the roof is correctly insulated or not. Re: Flat roof, no man hole, missing insulation??? 5Feb 28, 2011 6:47 pm Thanks guys, The inspection camera sounds good if I can get my hands on one, there are no lights in this particular area but I am prepared to drill a hole through the plaster, obviously I can't do this until after handover. Contact your builder and outline your reasons why you believe the insulation was not installed. Get your builder to make a random cutting in the plaster if they have to- no big deal or expense to patch it up anyway. At the least, get them to produce to you their invoice for purchasing the insulation and the purchase order for getting it installed. Cheers Re: Flat roof, no man hole, missing insulation??? 7Feb 28, 2011 9:01 pm B STAR remove a sheet of roof sheeting. Our builder has lifted our roof a few times during our build to move wiring, put in the rangehood ducting, etc. It is easy and doesn't cause any damage. If a scissor lift is required it might be more expensive than drilling through the plaster but to me it seems the simplest option. Re: Flat roof, no man hole, missing insulation??? 9Mar 01, 2011 1:56 am Speak to someone who installs insulation. There is a special gadget they use to check for insulation behind walls and in your roof that doesn't involves things like drilling into walls etc. Where are you located? If you like I can ask my OH about they guy we used and pass on the details. We were told by our building supervisor that there was only a 70% chance we would get roof and external isulation, as if they can make up their five star rating in other ways they won't bother with insulation Re: Flat roof, no man hole, missing insulation??? 11Mar 28, 2011 7:07 pm Thank you for your suggestions. Well I did discuss my concern with the SS, he said he would get the roof plumber to check it out. That hasn't been done but they have decided to take the plasterer's word for it (mind you, they hardly speak any English) they told me I will get a compliance certificate at the end. I know for a fact that compliance certificates are issued by the supplier and don't confirm installation. After our discussion today I have a feeling they may check, as I warned them I will be having it inspected myself immediately after handover.
