I'll be able to post our working drawings in a couple of weeks as we've just engaged our builder. Consultant said all plans etc should be in Council by Christmas. Sounds good - we don't want a slab poured in summer. We are on acreage at Aldinga Beach. Have just got our final site work costing through, and although it was more than quoted it was still a bit less than my upper estimate. The soil I suspect is highly reactive, and there are a lot of large trees also. We’ve spent a couple of years deciding on the best way forward as we have an existing small house on the block. We are now waiting on council approval to start construction. This will take longer than the norm as we hope to keep the existing dwelling as a B & B. Our dealings with Statesman this far in has been good. I have read heaps of forums etc on other people’s experiences with all the large volume builders. My general feeling is there is always someone who has had dramas with any of them. We chose Statesman due to their design and price, and for the price I think they do a good product. I had strapped ourselves in and braced for the worst, but so far so good. We are also going to use an independent building inspector. We hope to start a thread soon. Cheers. We think we got every thing we wanted, for a good price. However the kitchen could of been a bit bigger. All our prior homes have been pretty small, the current one is 110 mt3 inside so we may well get lost in this one! As well as helping other people out with the process; I think having a thread is a good insurance policy to keep your builder in line when prospective customers are reading about how they treat thier existing customers.. Hey Dreamcometrue, We have 10 acres near the beach. We also used to spend a lot of time at B&B's and holiday homes. We found there was a bit of a lack of places suited to couples. So are trying to get it past council at the moment. They seem to be really positive about it, just alot of extra paper work and fee's to get through first. We will try to create somthing along those lines. We've got a great spot that you can walk to Silver Sands beach, the Washpool or Aldinga scrub. The Washpool is the last remaining coastal lagoon in Adelaide and the scrub spreads over 265 hec. Great local wineries and resteraunts nearby..... Sorry starting to sound like my council application! I can highly recommend it, short walk to the pub for dinner, great cottage garden, cosy fire for winter and large spa in a covered stone wall setting. I guess bookings for our place hinges on the council as I can't see any delay in Statesman throwing the house up. We are going to take our time getting the B&B side of it right though.
