My understanding is an easement is only there to access the service the easment is for. How deep they have to dig to get to it is not your problem. I've had neigbours put garden sheds on the easement not really a drama if they had to move it. Whats the chances someone would have to access the storm water pipe anyway. I'm sure the planning Dept at the council will let you know any way. Our Build Here: viewtopic.php?f=31&t=74037&p=1255246#p1255246 Building in SA - 2012 363Oct 25, 2012 11:50 pm Hello Kitty Kat here. I have taken over from Mr Cat who's been posting earlier comments. Hi Jase - we have a stormwater easement in our back yard at PW. We asked Council if we could tap into it with our drainage. TTP Council - ask for planning dept. very helpful. Our plans look good. Just tweaking a few things. Eg. Sliding windows should have been double hung, the Dutch gable feature on verandah at the entry didn't look fancy enough. Looking at bricks is a new hobby. At first I wanted render because it looks fantastic. But bricks; are sexy! and no painting Re: Building in SA - 2012 364Oct 29, 2012 1:42 am Hey all, Just been looking at the newly introduced Housing construction grant. $8500 to any one who builds or buys a new home including substantially renovated home. There appears to be no restrictions, e.g. not income tested, investors etc. Trouble is only for contracts signed on or after 15 Oct - this equates to not me. Seriously thinking of cancelling our contract and resigning. Any one got any thoughts? May be worthy of a new topic so as not to highjack this one. P_D I am confused this too. is land cost included? Re: Building in SA - 2012 368Oct 29, 2012 9:27 pm Yeah it is a bit confusing. From the site: "Housing Construction Grant The $8500 HCG is available for new home buyers and owner builders, and, including investors, who are purchasing or building a new home valued up to $400 000, phasing out for properties valued up to $450 000. " It does appear that it is probably based on property value not construction value. Although the "or building a new home valued up to $400 000" made me think upto $400,000 for construction cost. I will have to do some more home work on this one. Still a good little boost for the industry, and any one building a new home that fit's into the criteria. We are currently in the middle of our build, which is a mostly knockdown rebuild. Building started in July so I guess we are currently at the getting exciting stage??? I guess I mostly think of it as the getting frustrated stage as I would love to just go to sleep one night and wake up with a completed house the next day. So far we have been in the process of this project for 18 months and I believe there is another 4 to 6 months to go. We are building out at Auldana with a boutique builder and we are currently upto the framing stage, or rather they are now in the process of framing the 2nd level, which we hope will be completed this week. Re: Building in SA - 2012 370Oct 30, 2012 9:28 pm Hi Pellana, Welcome It sounds like you are at a similar stage to us and we also started about 18 months ago, actually 21 months now Where abouts is Auldana? https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: Building in SA - 2012 371Oct 30, 2012 9:57 pm Auldana is out east in the foothills off The Parade, just past penfolds magill estate winery. Went out to site today and the framing for the 2nd floor has been started and the steel guys were out today attaching the 1st floor railing to the deck and alfresco and attaching some railings to the stairs. Gosh 21 months seems like it takes forever doesn't it. Re: Building in SA - 2012 372Oct 31, 2012 8:10 pm Oh yes, that's a very nice area Ours is steel too but single storey, today the hebel was going up https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: Building in SA - 2012 373Nov 05, 2012 10:21 am claypot Yeah it is a bit confusing. I have contacted 3 companies so far, one took forever to quote and was waaaayyy too expensive and the other 2 have not got back to me. I dont think anyone wants to do it I really wish I thought of this on our plan, so the kitchen people could do it during our build!!! Re: Building in SA - 2012 378Nov 07, 2012 4:43 pm Hi wildorchild, We had the same problem finding someone to do custom entertainment units. I went down and spoke to Complete Kitchens on the weekend and they have been very helpful. Not sure on the price yet but I should have that by the end of the week. They did my kitchen in my current house about 4 years ago and did a great job. Not sure where you are located but they are at Melrose Park. Hope this helps. Lab Re: Building in SA - 2012 379Nov 08, 2012 1:35 am wildorchid we are also using complete kitchens for all our joinery including entertainment units in our house. I can't give you any details on the price unfortunately, however they seemed to be competitive for our builder Building in SA - 2012 380Nov 08, 2012 10:08 pm Wild orchid have you considered a 'carpenter' who might advertise in the local Messenger?
