I grew up in Coro but have spent a while elsewhere. Its nice to be heading back up to that neck of the woods. Certainly plenty of mud around with all the rain we have had. We are building a slightly modified version of the 'Sorrento' through Fairmont Homes, at Seaford Meadows (stage 5B1) I went to Direct Interiors today to have a look around, and my head is still spinning! We'll definitely be upgrading a few things, eg taps, sink, doors and handles. The only price difference they could tell me was for the doors. Does anyone have any pictures of standard inclusions for bathrooms and especially kitchens? I'd love to get an idea of what a standard inclusion kitchen looks like (especially the joinery!) However if you go to their displays and ask the consultant there to take you around the house that is closest to all items being standard and ask what things are NOT standard, that should help. We are about to settle on a block in Craigburn Farm and have been in discussions with a couple of builders. I was a bit concerned with the negative comments re Homestead as they were probably the front runners at this stage. The sales consultant has been amazing! Other we are talking to are Rendition (a bit concerned by lack of communication), Marshall Thompson and Metrico. Any thoughts or feedback would be appreciated. Be-careful Boults when dealing with Homestead, The consultants are very nice but once you pay the deposit you will see them very different. Already wasted 1'500$ with them & now moved on to Sekisui and feel much more confident with them and their quotes are much more accurate and even had the footing 5k lower than estimated. Our plan is to come to agreement on a style of a house that we both like. We've been rough drawing some ideas and doing a bit of matching from both our designs. Next week we have a meeting with a draftsman. I'm beginning to already think we're getting ahead of ourselves. I've been googling but just having a hard time getting an idea of how much it costs per square metre to build. I want to set a rough budget and then let the designer build with that price in mind. I'm thinking $1500 per square metre? Once we settle on a plan then we plan on submitting that plan to several different local builders for a quote. In your experiences, is this a valid plan? Gordon, This seems very very viable. $1500 per sq meter is plenty. It does depend on the size of your house as the bigger it is the more economical but as a really rough estimate you should be able to build a half decent house for $1000 per sq meter. If you want high spec and flash trimmings you can certaily spend more but your total budget will determine that. Obviously there are plenty of things you need to do outside aswell. If you are half decent with a pencil you can take your own sketches to many local builders who will develop them for you rather than paying a draftsman. My drawing skills are pretty average but after spending many hours looking at hundreds of floor plans I was able to put enough onto some graph paper to get my concept together. I have presented it to three builders and they have put it to scale and something that can actually be built. It might be a bit tough if you are down south but spend a weekend in Adelaide and visit as many display homes as you possibly can. Make lots of note, take photos and get a good feel for what you like. Good Luck!! Hi bilal, I dont know about tecport but I installed my own c-bus system. I started with just light control and run out of money but back bone is in for future additions. It currently gives me totally configurable light switching, but what is good is when you start adding smarts like timers, curtain control etc. Just an hour ago I went to my neighbours to check alarm going off (false alarm after power outage we just had, dam etsa) and he had his c-bus turn every single light in/outside house on when triggered. If I want a gloss door, it costs about $17 extra per panel which isn't too bad. Most of the door handles were standard too. If I wanted fancy doors or glass, thats when the prices add up. Now I've got about a million laminate samples to sort through! In 12-18 Months plan to build and currently looking around builders/display homes etc. There are two that we like MainVue Amalfi series and Wild Orchid by Dechilles. I like one the wife likes the other. I was reading with a construction loan i can include additional things i.e. fencing/pool etc. Do i need to organise the builder to pay these quotes as they are completed from the builders loan draw? Or will be the bank pay the contractor once work is complete? Thanks Monaro, the tecport port rep told me the starting price is 10 k for basic system, not sure if it is worth the money. They can program it to turn lights on when alarm goes off and even to switch on & off during the time you are out of house to show that there are someone home.
