Browse Forums Building A New House 1 Feb 23, 2011 9:39 pm HI, We are building a 42sq Brick Veneer home, Rendered finsih 2 storey home. After 10mths (of a 32week contract!) we had our PCI today. I refused to accept that the house was "reasonably capable of being used for their usual purpose" and did not sign the PCI. our site supervisor disagreed and signed it and siad Id need to take it up with the office. along with the list of 40+ defects noted major things were missing like No Power conencted (mains board not done yet) No Balastrade on the upstairs balcony No Hot Water Site not clear House only painted 75% (Gnd floor only had 1 coat) major renderign issues on all window sills (very poor workmanship) No appliance installed light fittings and heat lamps missing in bathroom Am i in the rigth to refuse PCI... seems like a very important stage. Re: Question on Practical Completion - are we getting blinds 6Feb 24, 2011 7:49 am Not having the hot water system and appliances installed prior to PCI is pretty standard mainly due to theft issues etc. When I built I was advised that I had to have my home insurance in place the day I signed the PCI document. The missing Balustrade is a big no no as an Occupancy Cert will not be issued for the house until this is done. Also, with no power board installed, how was everything tested? IMO, I would not be signing the PCI I hope you get the issues resolved quickly. The missing appliances is fine though, as KnockItDown says. Those are typically stolen just before handover. We had the oven, rangehood and intercom taken, but they weren't interested in the hot water system.
