Browse Forums Building A New House 1 Feb 21, 2011 3:37 pm Hi everyone New to the forum and just starting to dip our toes in the home building game. We have purchased a biggish block in western Sydney and looking for the right house. I'm just wondering if anyone can help answer a few basics:- 1. What would be a ballpark figure for a custom build p/sqm ? I know it's a bit of how long is piece of string question but any guidance would help ! 2. How to start looking for a designer/builder ? We don't know anyone else building, so have no word of mouth reccs, have trawled the interwebz a bit but somewhat overwhelmed. Any reccs out there ? 3. With a total budget of 400k but to include pool and hopefully landscaping of a 900sqm block, are we kidding ourselves that we can afford a nice place with great finishes for around 300k or just over ?? (assuming 80k or thereabouts for outdoor living/pool/landscaping ? Thanks, any help appreciated, not sure if there's a thread already on this, but couldn't see any 'stickys' on this forum. NB. We have looked at a McDJones home, with some alterations which we quite like, but is not our 'dream home'. We have looked at the rightbuild in The ponds at Kellyville, they pretty much design your home, you just tell them the size home. We are looking at a 41 square home and they are $401000, it works at about $10000 per square, completed with tiles, carpets, air conditioning etc. we met with them today and were very impressed. This includes a facade with some render, cladding and brickwork. There standard inclusions seem very good. Floor to ceiling tiling in bathroom, stacker doors, ceaserstone in kitchen and bathrooms, 8'6" ceilings and alfresco with merbau timber decking included. When we met with them today I took some plans that I like and they took the bottom of one the top of another and then draw up some concepts, no charge up front either! There is also Zac homes they have a display at Bella Vista, they do similar thing but charge $1000 per/sqm. So you could probably get a 30 square home for the $300000 mark. They also work with a pool builder so do an integrated design. Will let you know, so far they have been fantastic. I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
