Who is your contact there? Do you think they are good? Have they started yet? We are in Keysborough and cross fingers they start soon. Were your site costs high? Just got ours back today and its more than 10K... Which house you are building? Re: Building with Ashford homes 3Mar 19, 2011 9:22 am Hi AnnYes, We visited the sites yesterday and surprise they have cut & filled the block already. So we are on the way now !! We had a 2m side slope on the block so our site cost's we around 30k which was 1m retaining wall and increased slab costs. Our site supervisor is Brian as i'm told...he has not yet contacted us...a little poor since they have started, i have his number and will call him Monday. One of our friends building 12 blocks away also got a P class soil and its only costing them $2500 all up for site cost. I am a bit perplexed with Ashford I hope they are not *******. They should start our site in 2 weeks we hope. COngrats on your start, did they tell you when they'll finish? Thanks for the info Re: Building with Ashford homes 5Mar 20, 2011 7:12 pm Hi AnnYes, P class will always cost extra, not much you can do about it. You must have had some slope on the block ? Your contract states that they must start on site within 21 days of the building permit issued ( they should have given you a copy of it by now), if all other documents are in place. Our contract has a 240 day build period, but they ( Ashford) say 20 weeks, in their office there is a memo saying build a single story in 19 weeks. Is this the only pre-designed house that actually has the home theatre with NO windows? As it should be! Why can't any of the other companies do it this way? We could have done the shower in the Pwdr, but we had to stop somewhere with the extra nice to have's...Bed 4 is my Son's room, he is hardly there, the alfresco was a good plus.... we made lot's of changes to their orig design to make it perfect from our viewpoint lol. I will check out your blog. We have also been trying to spec everything upfront but it is a challenge! Our block is in Ringwood CBD and sounds a little similar to yours as it has a slope of around 1.7 metres in the building envelope. We had 2m slope across the block, around 1.5m across the envelope...sill there was 11k for a retaining wall and extra costs in the slab given the cut/fill and piers required. Is yours a knockdown / rebuild ? I have been curious about the site cost due to the slope on our block but I think that we won't need a retaining wall as the block is relatively large (around 740) and we will not be digging close to any boundaries. I suppose we will know more after the soil tests, etc. Then we will decide on if we will definitely build with them. We are building our own design, not one of Ashford's. This is mostly due to the configuration of our block building envelope is 19ish wide by 20ish deep. Most of the housing designs are for a more narrow profile house. Luckily for us there is no house on the block as it was previously a park. Apparently it is the last vacant block in Ringwood. Caroline Re: Building with Ashford homes 16Mar 30, 2011 9:10 pm Hi Caroline, Our block is 20m at the front by 35m, we chose the Geograph design as this was almost what we wanted to take advantage of the block we had bought. We modified it in several respects. The site cost will depend on how much cut/fill you do, or if you cut and remove...etc. If you want some rough costs, I can pass on what they gave me for site costs....wait till you have the site survey first, you pay for this and own it....you can then use it for a price for any builder. Except for a few minor issues, all is going well so far. I have been trying to nip any issues in the bud quickly.
