Only a few blocks left and the one we like is near to the Strangers Creek. Hi, NewET, Welcome to the forum!! I'm not sure where Strangers Creek is... Is it near Balmoral side or Graceland side? So far no one have lived there, we're all building now, hopefully by July - August few people will move in. But the traffic going there is fine. No traffic jam. Probably a bit heavy in the morning near Sunnyholt/Memorial Ave, around 8-9am and near Old Windsor Rd & Balmoral Rd too. But it's still ok, compared to traffic from Old Windsor to Rouse Hill at 5pm.... About flood, I don't think so...the area is quite high compared to Blacktown, ParkLea, Glenwood...so it should be fine. Which builder you're going to use? I like the Balmoral side, but am nervous about change. We are still searching for the "right" spot and see demo houses in the new Home World area. Re: Balmoral Rd release kellyville 1117Jun 15, 2012 7:57 am Welcome newET I believe strangers creekbis between fairway drive and the golf course, very nice spot, not a lot of land there at the moment but I'm sure it won't take long. I think you would be paying a big premium which you should get back when going to sell. Is their fire restrictions on those blocks? Just something to take into consideration. In regards to flooding, definitely no problems but as willcres said we are up fairly high, however closer to the golfcourse could be very different, particularly nearer to the creek. Have you looked at the laughton cres development between fairway and balmoral road, nice land in there and some will be backing onto a reserve which would be nice. Not sure if you have young kids but a school is planned on the border of bellavista waters and balmoral which would be a bonus, also woolies own land between Severn vale drive and the soccer fields, which will be fantastic Good luck with your decision, what builders are you considering?? Acquire seem to have the majority of the property in the area, if not they will know when new releases are coming up. Good luck with your search!
