we are discussing with various volume builders however, I've come across advise from friends and family regarding checking out certain things before we start the removal and building process. Topics that have come up include whether or not we are in a demolition control precinct, convenants, a particular style we are restricted to building, how much we are permitted to cut and level the land (as we are on quite a slope), height restrictions, obtaining a removal/demolition permit, obtaining building permits, etc.etc as I am sure the list of considerations goes on and there are things I am not even aware of. not wanting to incur any unnecessary expenses, nor starting the process then finding out that we have to take 2 steps back and start again, who would be the best people to advise us on all this? As I have spoken to a couple of building companies, none of them have even brought up any of the above for discussion. For example I had a rep come out to see our land, and house plans were discussed however it did not even occur to him that building a slab home may not even be possible for us due to restrictions on the amount we can cut and fill. Are volume builders any good or are we better off speaking to more specialist builders eg. colonial home builders/pole home builders who are more familiar with the type of land we have? thank you thank you for any advise.
