Seems the bathroom websites mostly sell the expensive Italian stuff. I will also most likely look at used components - The kit is sold as a 5 star rating. Not sure if I need extra insulation or double glazing - I don't know if I need the concrete slab and the steel floor system - The company will build the kit up to lock up. I don't know if I still need to register as owner builder. They have a builder that builds the kit. Each component/job that needs to be done in the house will be below 12k, except the ducted aircon, but I can maybe drop down to a lower version so that I don't need to get some sort of approval to get it installed. - There are 2.5 bathrooms so I multiplied the bathroom costs by 2.5. There will only be tiles on the ground and maybe behind the shower - I still need to do alot of research regarding the electrical outlits and the lights, but I just made it $5000 for all the electrical fittings - I saw electrical hot water systems on ebay for $359. Not sure if there is a rebate on a solar system and how much they cost. Would be willing to look at that. This just helps me being able to make a good decision later on. I am happy with taking 6 months to plan as much as possible. As you will be new to Australia, someone above mentioned about renting first. Get to know the suburbs and surrounding areas. You may find an established house to you wish to buy. To build and calculate such costs like you have, you will need a rough idea of the land size, location, soil quality etc etc etc. So many variables. A volume builder may have a house plan totally suitable for you, therefore you wouldn't need to go to all the efforts of calculating room by room like you have done.
