Whilst the building process should be simple, given there are many people involved along the way there are times that mistakes happen but given what you have said and shown in pics it seems to be a lot deeper than a couple of tradesmen making genuine mistakes. I am sure that the inspector has allayed your concerns and that the builder is going to attend to all the issues. The tie down is very important, if your tiling is completed the inspection of the waterproofing would be impossible so this could be a concern that might not show for 6 months or more. On this I would ask for the builder to provide you with something in writing that the waterproofing has been installed in accordance with the BCA (or NCC as it is known now) and relevant Australian Standard. My experience with project builders is that most tilers (who generally do the waterproofing) don't even know what is in the standards. I can't believe those downlight holes!! Your inspector might have picked this up already but with the downlights the insulation needs to be clear of the light fitting and a heat shield installed so given the amount of holes in your ceiling it is highly unlikely that the insulation has clearance. This could be a fire hazard in the future so it is very important. I hope things get resolved quickly for you. I have built a few times now and have had to learn to take the bad with the good, swings and roundabouts and all that! But your whole building plight does seem to have been totally unprofessional with far more negatives than positives... By the way I was wondering if your inspector commented on that downpipe at all by your meter box. I thought it looked in quite an awkward spot and the fitting on the end of it a little skew. Perhaps just keep an eye on it at the mo, as you are supposed to keep rainwater away from the house and if that were to overflow it looks like it would be pretty impossible to do that... Take heart in the knowledge there where there may be a problem, there is always a solution As for your neighbour I think she may be slightly unhinged, perhaps a bit more so! She has no right to ask you to render...if she wants it rendered tell her (if you are that is) you are more than happy for her to organise and pay for it to be done herself...How much time does she intend spending looking at a wall in the first place?! Indeed it was good of her to agree to your being closer to the boundary but she cannot hold a gun to your head for the privilege.. In our build we too had to alter the normal rules etc but in doing so we had to complete an R code variation form & supply a copy of our plans to the neighbour or we could have waited for the council to do it (I tried to be one step ahead) The neighbour then got the chance to have a good sticky beak at our plans and decide for themselves if:- A/ they would allow us to be closer than the regulation distance to the boundary B/ if they would allow us to have a balcony without having to put up a privacy screen If this is the instance in your case then being the interfering old biddy boddy that she appears to be then one would imagine that she would know your plans as well as you do yourself and would have seen that the wall is not rendered etc. One consolation though I noticed that her window that overlooks your gorgeous courtyard appears to be an obscure one so she shouldn't be able to see anything. I do wish you a successful outcome with your home and once you have moved in that fingers crossed it is like having a baby and all the pain and problems are soon forgotten If I could hug you I would! Good sign of a horrible site supervisor - hope he has been sacked in their recent revamp (they fired many people apparently) I built with same company and have a very quick smooth simple build. Do you really want to know? Still no closer to being in. I was told the house was complete so had my inspector come out again. Roof still wasn't tied down and most of the items on my inspection list hadn't been touched in a month. So I paid for another inspection and went through the house with a fine toothed comb. Found a whole heap of new things like that the exhaust fans were not connected to the ducts etc. I no longer have a CLO, I know deal directly with the head of construction and I'm now onto site supervisor number eight - yes, seriously, number eight. I still have no idea when the house will be finished and they won't give me a date because they know they won't meet it. So over it all. Add to all of this drama, I've come down with glandular fever so feel like a wreck too. My Dr has said the stress of the build is doing me no good either. I'm just hopefull that one day soon we may finally get to move in. Re: Dayows custom WA build - The saga continues! 149Aug 22, 2012 11:11 pm Hi dayow I have been reading your posts from the start of your thread this evening, we are going to be building with C homes as well and have just signed the pre-contract and awaiting date for pre-start... after reading what you have been through I am pretty darn nervous to say the least.... I feel for you guys, I am so impressed how you are managing to stay sane during this whole process... as for your neighbour! get a dog if you haven't to keep her at bay anytime she comes near the property! she sounds like a nightmare.... That is always the risk we have when we buy a block of land, we don't know who are neighbours are going to be.....my build is a little behind A27 and been on his thread for a couple of weeks. I do hope that things can only get better for you ..... I am really worried.. as had some issues already with our CA she is hopeless A27 is dealing with her as well and we both get no where with her.... meeting with the Sales & Marketing Manager for C Homes on Tue morning and I have quite a few issues and concerns to raise with them. Re: Dayows custom WA build - The saga continues! 152Aug 23, 2012 3:25 pm Sorry to scare you AC27 and Tukannc but LeanneR is right, a lot of people are no longer working for the company now. Pretty much every single person I've dealt with over the last two years no longer works there and they are very aware of the problem, so I think they are doing everything they can to sort out all the problems. Just make sure you do as much communication through email so everything is writing - it's saved me more than once! Like at 'PCI' when they hadn't installed towel rails or flyscreens and tried to tell me I must have deleted them in pre-start!! Uh I don't think so! And it goes without saying that I would highly recommend getting a building inspector to come and visit your build throughout the different stages. Even just another set of eyes will help. My last inspection I took my aunty with me (building on your own can be a little daunting!) and she picked up quite a few things that I hadn't seen (the site supervisor at the time actually told her that her name wasn't on the contract so she shouldn't technically be on site so she should mind her own business - his response was like a red flag to a bull I can assure you!). I honestly believe that the biggest problem my build has had, is too many people being involved and horrendous communication. I'd talk through issues with my supervisor, but then they would leave with no notes of our conversation, so I'd have to repeat everything to the next supervisor, who would leave no notes and then be replaced by another supervisor etc. As for my neighbour, I haven't heard a peep out of her. I bumped into her and waved hello but the only response I got was a few mumbled words under her breath and a snide look. So long as she is civil with me when I move in then we will get along fine. The house looks so close to being finished but it really has looked that way for some time now. It's so frustrating having to drive past my site twice a day on school run's and see no one there and yet they tell me it's a priority. They all wanted to use their standard designs and weren't interested in customising a plan for my block. Commodore were the only ones who were happy to do a custom design and as they already had experience with the blocks, that's why I ended up with them. I had lots of reservations about using them but to be honest, I didn't have a lot of choices. Just had a phone call to say the house is due for a clean tomorrow and will then be finished. Drove past and it looks like everything on the list has been completed, so fingers crossed this is the finish line! Yes the staff changeover has been dramatic in the last couple of years, yet in the past couple of months surely they would go hey look at this poor person. Lets sort out the issues and get this house finished asap it's been going on way too long and we have been causing our customer stress. After all the time your house has taken and the dilemias it has caused. You should be their number 1 priority to sort out! Tukann to be perfectly honest, it still doesn't feel quite real that we will actually move. I think it's due to how long the whole process has taken. But I promise I will take photos as soon as I can! AC27 I think I have been made a priority but from what a few of the tradies have said, there are a handful of houses that are in the priority list due to being delayed in the past. I'm not saying they've handled things well, but I'm happy that I'm finally being listened to and things are being fixed.
